Re: Dale Alcock Build in Kensington - brickwork problems 122Nov 05, 2014 8:54 am We spoke to the roof carpenter on site yesterday. He admitted they'd made a mistake with the height of the theatre ceiling. The plans were contradictory but the details were right - I remember picking an error in the heights marked on the details - I'm so glad now that I was anal about checking the plans...there were so many errors! Anyway, we went back last night and they'd fixed it. I'm also so glad that we're visiting the site so often. We're meeting the site supervisor on site today. We walked around and had a look at the rest of the roof yesterday. I've never seen a roof built in detail...it looks so precarious (I was a bit scared walking under some of the big beams)! I think I'll arrange for a building inspector when they finish putting the roof on. Apparently they had to get a really big crane to lift the alfresco beams to the back because the house is quite long. I also noticed one of the roof beams appeared too short and it looks like they may have welded another piece on to make it longer. With other beams I noticed they're sitting on top of small pieces of wood (is that typical?) And builders don't give out the real specs for the roof, only some of the engineering details. I would say have a chat to your supervisor about your concerns. But thinking back to the last few times we have built (and this one) we have the odd roof beam that is just sitting there. Eventually they will strap them down but they leave that till last. Looking good though, shame they mucked around with your brick work. It's frustrating when you find errors and think they are fixed on the plans but the builder messes it up. Just makes more work and worry for everyone. Re: Dale Alcock Build in Kensington - is roof construction o 124Nov 05, 2014 10:29 am My roof has a beam 'extension' too. I'm still trying to find out if that's acceptable! I was told by someone I work with that it is done in a workshop and not on site and chances are the beam is longer, you just can't see it. Should be welded on top too. After I've a bought a ladder I'll have another look at mine haha Re: Dale Alcock Build in Kensington - is roof construction o 125Nov 05, 2014 4:55 pm We had a good meeting with the site supervisor today. He's really good with spending time with us and explaining how it all works. The beams on top of the wood is pretty standard apparently (sometimes they'll also use bricks). The extension on the beam is there because it abuts a boundary wall and it's so they can get the roof over it. He's also been following up the engineers to sign off where the builders have deviated from the engineering details. The result is that they're putting another row of bricks down the side of the house that's acting as retaining (since they didn't do cavity filled brickwork as marked on the plan). Overall I came away quite confident and can't wait to see the full roof go on. Sometimes I wonder why they don't all realise how much having things explained to us make such a huge difference to our build experience?! I'm lucky that so far my builder has been pretty good with communication too, but so many aren't. Our build thread: viewtopic.php?f=31&t=69984 If you want the rainbow, you gotta put up with the rain. Electrical, plumbing and roof are all done. It's now ready for the plasterers. We were getting our hopes up that we might get to lockup before chrissy and maybe handover a little earlier than anticipated but alas lockup will be after chrissy and handover end April/early May. At least it gives me more time to sort out all the stuff we still have to organize. The internal grey float is done but they're still doing the outside. Ceilings were delivered today so hopefully they'll start tomorrow. Nothing else to report. I noticed in most rooms there are bricks that are not completely covered by render. It's that normal. I've also noticed the guys doing the outside aren't rounding off the corners whereas the internal guys did. ..I think they'll chip much easier. In any case partially exposed brick sounds like it won't conform to standards. viewtopic.php?t=72683 Joe, it depends on your certifier but we are noticing the ones we deal with are really cracking down.
