I am reading that a lot of people have to pay from their pocket for the variations before the bank pays. Can someone please explian how the bank payment works. Lets suppose the contract amount to build is $360,000. PCV roughly $30,000. So the total amount is $390,000. If we have applied for 90% loan ($351,000), does that mean that we have to pay $30,000 plus $36000 (PCV+10% of the contract) before the bank starts to pay? If thats the case then we are borrowing less than 90% ie ($390,000-$66,000=$324,000). Is this how it works? Just remember you are borrowing 90% of the valuation which may not be equal to the cost - as it is becoming very common for the valuers to value less then the building cost. Only saying this as it happened to us and 5 others that I know of. I agree. Our land was undervalued by $20k... And our conveyancer had problems as well as her house was the only 42 sq home in the suburb at the time, the bank just went off number of bedrooms, rooms etc, not the size. She argued based on her size of home that it should be more... But I don't think she had much luck. They go off recent house sales in the area... Re: Who else is building with Eden Brae? 8231Nov 01, 2013 1:29 pm Need2know Oronno how long did it took EBH to assign you a SS after council approval? my council approved on 30/08 and today got the SS assigned. which is 2months took to get SS assigned. but we had some delay with paper work to receive and also changed our mind about some selection we made. Good know why it is taking so long to prepare the paper work. We haven't changed much... Once I receive my paper work I will approach the bank for them to approve the loan and valuation etc... Once I receive my paper work I will approach the bank for them to approve the loan and valuation etc... u should email to ur CSA to find out what's happening with ur file. sometimes EB just stay silent until u knock them. Engineering (for DA Check) was book for today even though council approved our plans on 20th. Just went to inspect our land today and found one one of the peg was removed by someone and that peg was on the land. I looked for its original position but i couldn't find . usually how many pegs they use on the land ? i found only 4 including the removed one. i informed our CSA incase it causes any problem later on.
