Browse Forums Owner Builder Forum 1 Mar 29, 2016 8:32 pm Hi guys, I'll be commencing an owner build by the end of the year and am just working out what I will and won't do on it myself. Obviously electrical and plumbing is out. For the bulk of the work I intend to hire a chippy to work with me and do all the framing, gyprock, etc. I also intend to hire professionals to pour any concrete slabs, soil testing and other things above my pay grade. But there's a few things I'd like to do myself but am unsure if I'm allowed to legally (or whether council will approve.). I'm in NSW for reference. Can I: - Do my own site survey/contour map? - Install colorbond roofing (I've heard that in some jurisdictions a licensed plumber is required) - Retaining wall (if designed and certified by an engineer)? Any other areas where I'm going to have to pay money for a licensed tradie to do work? Re: What I can and can't do legally as an OB 2Mar 29, 2016 9:11 pm Can I: - Do my own site survey/contour map? Yes you can. You can also do your own bushfire assessment, plumbing & electrical plans, house plans, BASIX report and site analysis. (I'm in NSW and did all mine). The roof I am not certain about - I think you can install the roofing material but need it to be "plumbed in" by a licensed roof plumber. (What this means exactly I am not sure. I hope I can install my own roof and get the plumber to install the drainage pipes and sign it off. Have to check this out myself.) Yeah, that's what I've read to - it's rather vague and one could argue that the roof material forms part of the plumbing. Will investigate. Noticed your building in the Southern Highlands - so am I, Bundanoon. We'll be virtually neighbours Re: What I can and can't do legally as an OB 4Mar 29, 2016 10:09 pm We are in Victoria and we could build our own retaining wall. We had plans and engineering done. It had to be inspected at certain stages, footings and completion from memory. I called VBA today and they said it was a Consumer Affairs issue, the old handball. Seems like the government organisations don't want to do their job at the moment. 2 7515 I recently went through a similar renovation and move scenario when updating our family home. We also swapped some rooms around and tackled a major… 2 9714 I work with owner, he/she is my man on the ground and I instruct them when to visit the site and take photos and I have other tools in the bag. 4 14998 |
