We have previously done internal renovations to Bathroom and Kitchen etc but new to Structural changes. So far we have Structural design, Wall and Roof frame design etc done and project is waiting Council approval. So far I have company engaged to do demolition and another contractor to do Footings and Slab as per Engineering. Next step is to find Carpenter to do frame and Beam (wood and Steel) installation. So far I have engaged tow Carpenters and they both seems to do it all and charge 100K. So hoping I can break this work to trades and get very targeted estimates. Can someone help confirm who should I be engaging for following work : Props and temp wall during Demo, Wall Frame, Roof frame and new Front Porch Frame - First Fix Carpenter. New Garage Shutter - First Fix Carpenter. Portico frame and roof, Boxing of columns, Cladding of columns - First Fix Carpenter ? Guttering / Box guttering / Flashings / Roof sheets / Rain head and downpipes - Roof trades or Carpenter ? Installation of Hebel / top hat battens and sarking - First Fix Carpenter. Plumber for temporary and permanent Drainiage, Down Pipes etc - Plumber Electricity Disconnect /Connect - Electrician Get upto Lockup and then do internals : - Insulation, Gyprock, cronice , Paint etc for wall - DIY. - Gyprock for ceiling - DiY or plasterer. If you can confirm these are right trades and provide any guidance on cost. I will deeply appreciate. I am based in SA. If your designer has designed the project using 3D Bim architectural software make sure the following consultants use the same program or you'll get 2D Drawings, you might not be able to follow. Sorry no idea what $100K gets you in SA from a carpenter... I suspect not much (humour)... But it does not cover specfications for Gutters, boxes, cladding etc so will ask them to add more details. And I will look more for Gantt Charts etc here. Re: Structural Modifications - Trade list help 4Nov 02, 2022 3:27 pm Gutters, boxers and downpipes should be installed by plumber AFAIK Roof sheets are installed by roofers. You would also need some sort of roof rails/scaffolding during roof installation. You can also potentially consider ordering steel frame with installation as an option. BTW steal beams are usually installed by steel workers as they often require welding. Re: Structural Modifications - Trade list help 5Nov 02, 2022 4:05 pm Thanks Alexp79. I have not considered Steel frame so far. Will get a quote and see how steel option work/cost. Will be interesting to see if they will help install Wooden(along with Steel) beam for support to existing roof. And thanks for clarity on Gutter/Downpipes etc. Assuming you've modelled the TB8, TB10, TB12, TB2 & J1 joists/LVLs there, it appears as per drawing to me. There maybe should be an additional J1 between TB10 and T12 if… 3 32251 interesting situation what happened after builder issued final invoice? did you list as defect or not does the building surveyor have any responsibility? ie. issuing… 13 47349 |
