We are both (spouse and I) project managers in our own industries, but not any type of qualified trade. Looking to see how others have contracted their carpenter/builder. Raising a Queenslander, doing a small extension off the back to extend the living and kitchen area, plus a new deck with updated roof line. Phase 2 will be to build underneath. We have the permit, the plans, the approvals, the cost estimates (done by a cost estimator) and the finance arranged. I will arrange lift, the excavation work, scaffolding, fencing, plumbing, electrical, the new kitchen etc. We just needed a carpenter/builder to do the extension, deck and updated roof line. We have met with two builders. There has been a suggestion that they just work hourly and invoice at the end of the week. They would procure any materials, add 10% and add that to the invoice. Should we get them to do a proper quote and contract for the carpentery work? I feel that we need some work of assurance about the quality of work etc and also for insurance purposes. I find carpenters that I feel good about and discuss with them that you’d like a quote for X work. If they won’t quote It and prefer to charge a day rate ask them for an estimate. Ie how long they thing it’ll take. And continue until you find a team that will quote you. They’re out there you just have to keep looking.
