Browse Forums Owner Builder Forum Re: First time owner builder 24Apr 14, 2017 1:27 pm Hi Henry, not yet, I don't think I need it till after the DA is approved. Still waiting to get the final bits and pieces. I'm getting it priced for the DA and also to have a better idea of the total cost for my own piece of mind. $949 to get that done. Where are you intending to build? Re: First time owner builder 25Apr 14, 2017 1:56 pm Hi Bruce, happy Easter to you and your family. Long relaxing weekend. Well, I had the plans approved two (2x) years ago but did not have the money then. It is for a double story in Bossley Park area. My heart wants to do it myself but my head telling me otherwise. I will be doing the owner builder course soon, even i do engage home builder. The course will provide me with some information to how the project will proceed. Back to your project, cost for the DA, does it have to be prepared by a qualified estimator? In my case, when I applied for the DA, i deferred both (1) 0.35% council contribution and (ii) new house levy (Section 94 contribution) until i start to build. So now i am preparing the second stage submission (CC) that when i have to pay for them. I'd complied a spread sheet for the project estimate and if you're interested, pm with your email address, cheers Re: First time owner builder 26Apr 15, 2017 9:54 pm Hello Henry, the same to you and yours. I didn't know that you might be able to defer the payment and I will look into it... why pay before you have to. In the application you have either the option of having the build priced by a qualified person or base it on $3000 per sq mtr. In any case, if the build is over$100, 000 you have to have it signed off by a qualified person. I think it worthwhile as it will give me a better idea of what I'm letting myself into. Cost blow out or underestimating the build seems to be the major problem on the life style shows I like to watch. As far as the doing it myself bit goes, I figure it will probably be the last big thing I do in my life and I see it as an adventurer. I designed it and now I want to build it. What could possibly go wrong 😀 Re: First time owner builder 28Apr 21, 2018 1:05 pm civarow HI Bruce, how are you going with the new build? what's the progress? regards henry Have you built or building? From previous conversations, I can't see if you are or had. Regards, Bruce Re: First time owner builder 29Apr 22, 2018 6:30 pm Hi Bruce, It is nice to hear you are progressing along. I recalled you mentioned before that what can be wrong, if we are building our own house! lol. I am waiting for the last bit of approval from the council for Driveway level, then I am on my way with the CC. I plan to start in July with the demo.
