Browse Forums Building A New House 1 Sep 23, 2019 9:05 pm Hi, Just got the engineers slab plans and I'm worrying (hopefully without a reason) that slab FLs are too low. Firstly garage FL is same as the dwelling (100.25). I thought dwelling slab is usually higher by 30-40mm? Also the porch is at 100.225, so lower than the garage level. Can you please give me your thought about all this? But what do you mean by the FLs are too low? Are you in a flood overlay? But what do you mean by the FLs are too low? Are you in a flood overlay? That's what I wanted to check, I think I'm higher than the street level so that's fine, I'm not in flood prone area. It's just the neighbouring property is at 100.50 so I might get water coming from there and since mt garage is on the boundary I was worried the water can get under. The boundary footings have been designed by engineer so I think it should be fine. The footings are raft footings and there is a bit of an overfill as stated on the bore log so builder but I think thats should be ok. My worry was with garage level being same as dwelling but looks like that's normal. Also, the neighbouring dwelling is a bit higher so I was worried about my boundary garage that might get underflow. Also the strip footings for alfresco, I'm planning to do decking later with no slab on alfresco, would that affect the strip footings. I'm going to have perimeter path of exposed concrete all around of 900mm width including around the afresco. Just considering if I need any extra drainage along the fence with the higher neighbour and near alfresco... Also, what does Bench level mean actually? Hi, have purchased a house with 2 single garage doors. The Centre pillar one side sits proud to the other. Can I change 2 doors into one. Please see picture. 0 7378 No the fireplace doesn’t work.
