This is my first home and won't be my forever home so I have tried to restrain myself when it came to selections and upgrades. I tried to keep future buyers in mind and tried not to choose anything that was too polarising. We are going through the same process now and are looking at Sherridon and few more builders atm. We do not like any of the set plans and have a similar requirement to you (2 bedrooms next to each other). How much did it cost to make the changes to the standard plans? Thanks, J Re: Cascade Q1 - Henley Homes with Mods 5Feb 23, 2017 4:18 pm acharyaji Hey Can't decide, Thanks a lot for your posts. Thanks, J Hi sorry it's taken so long to reply, it didn't cost anything to swap a bedroom with the theatre. It was about the only thing they didn't sting me for! Fixed costs were $7,000, I was lucky to have a flat block. If you haven't got land yet it might be worth picking the house and then selecting the block. Your sales agent should be able to help you find the right block. Henleys standard inclusions are pretty good but I still managed to add around $30k of upgrades. My build contract is approx $250k. I have added a few luxuries but you could easily build a similar home for around $200k if you aren't worried about getting stone benches, higher ceilings etc, I have also budgeted $5,000 for exposed driveway, $6000 for blinds/shutters, $5500 for solar, $5000 for Evap cooler and $15000 for landscaping. Total cost approx $290k. Most of the volume builders will do a sales quote up for you without leaving a deposit. Base prices are very deceptive you will need to at least add site costs. Try and get your site costs fixed. Sit down and make a list of your must haves before display home shopping and try not to get sucked in by the amazing styling and focus on floor plan and standard inclusions. To get your home to look like the display it will cost at least an extra $100k. I got a few builders to do up a quote before I settled on a design, take your time and shop around. Whereabouts are you building? You're lucky indeed to have a flat block; $7k site costs - can only wish. I'm building in Katandra Rise, Doreen. I put a hold on a block and then took the subdivision plan to a few volume builders to see what would fit on the block. They advised me that the easements/fall on the block was not ideal and suggested which ones were better. I rang the sales agent and manage to change blocks. Although I didn't like Porter Davis's sales tactics their advice was great and saved me around $15k. Another question, where did you get the sub plan, from the developers directly? Re: Cascade Q1 - Henley Homes with Mods 14Mar 01, 2017 10:57 am No problems. Just ask the sales representative for that development. Make sure you leave your email with them if you want to get in first for new stage releases. My sales agent emailed the subdivision plan and engineering a couple of days before the land was released. In sought after estates the good blocks go quickly. My release was 90% sold in 2 weeks.
