Browse Forums Building A New House Re: Building the Simonds Palisade in Gippsland 22Jan 21, 2017 8:41 pm Hey guys, Just wondering if anyone knows the cost for the 16m frontage upgrade with study for the palisade? I'm freaking out that there isn't going to be enough storage for all our junk Building the simonds palisade in gippsland Re: Building the Simonds Palisade in Gippsland 23Jan 22, 2017 7:13 am If it's too costly, perhaps you could extend the garage and have store room in there, or add more cupboards to laundry? Re: Building the Simonds Palisade in Gippsland 24Jan 22, 2017 8:04 am Marshall5858 If it's too costly, perhaps you could extend the garage and have store room in there, or add more cupboards to laundry? I did consider that as a backup, I think there is an "end of house" upgrade but I'm not sure on what it actually changed, it looks like the linen cupboard is extended but at a cost to the WIP, it also changes around the bathroom and laundry slightly. I was more after space for my laptop/printer/filing cabinet, so would prefer not to put that in the garage. I also thought about putting a cupboard in that void next to the hallway entry but thought it may look a little messy. So will see how much everything costs and make a choice from there. I'm sure we will find something within budget Building the simonds palisade in gippsland Re: Building the Simonds Palisade in Gippsland 25Jan 22, 2017 8:19 am I would have loved the office but ours block is on 15m so it wasn't an option we looked at the end of house fusion upgrade but I didn't want to lose the cupboard in the laundry but would have loved the two sinks in the bathroom. Fingers crossed that it's within budget for you Re: Building the Simonds Palisade in Gippsland 26Jan 22, 2017 8:35 am Oh we don't get the two sinks, I'll show you what it changes in our upgrade. I think it actually makes our Laundry cupboards larger. You would lose the skinny broom cupboard but you're right, the remaining one would be slightly larger. It was going to cost an extra 2.5k and for us, it just wasn't worth it Re: Building the Simonds Palisade in Gippsland 28Jan 22, 2017 10:39 am Marshall5858 Our picture is the same but our sales guy said we would get two sinks haha hmm we probably would have been charged for it too. I mean it's our first house and certainly not our last. But I just want everything! Haha Building the simonds palisade in gippsland Re: Building the Simonds Palisade in Gippsland 30Jan 23, 2017 9:14 am So gallery tomorrow! Any tips?? Do I need to take anything? The email didn't specify anything I needed to take. Also does anyone know if the frosting on the bathroom windows are standard or does that cost extra? Just trying to get an idea of how much we will be spending I will be clearing my phone and taking tons of photos tomorrow for all to see. I'm planning on keeping the colours light and fresh. Mostly light greys and whites. I'm so excited! Building the simonds palisade in gippsland Building the Simonds Palisade in Gippsland 31Jan 23, 2017 4:13 pm No, frosting is extra unfortunately
My only tip would be, try to go with things set in your mind, it's very easy to be thrown off course. We completely changed our external colours and it was because on the day, we saw a pic of our facade and we fell in love with it! It was brown tones which isn't 'us' at all, we're into fresh whites and greys like yourself. Anyway, luckily they let us change it later and waived the fee. Just a pad and paper, I found that easier than tapping away on my phone. Yes, lots of pics too, it doesn't take long to forget and common to second guess all your decisions. Right up until they were in, I was worried about the black windows but I'm so happy with them. All the best for tomorrow, it's exciting but long, I hope you like coffee Re: Building the Simonds Palisade in Gippsland 32Jan 23, 2017 5:36 pm Just enjoy it and take your time! Also try having an idea of where you want to put lights and light switches and data points/tv points as this got us and we were stuck on it for some time trying to think of which rooms will stay the same and which might be swapped around. Re: Building the Simonds Palisade in Gippsland 33Jan 23, 2017 6:08 pm Awesome that's great advice Alexandra and Marshall, thanks Can't believe frosting isn't standards in bathrooms I have a good idea for electrical, I've actually mapped out on our standard plan where I want extra haha External colours are where I'm kinda stuck. Really not sure what we want exactly. That's great they let you change without a fee Marshall! I do love coffee luckily! Haha I'm hoping it won't take too long though because the gallery is 2hrs from home and we need to pick up our son from daycare Building the simonds palisade in gippsland Re: Building the Simonds Palisade in Gippsland 34Jan 23, 2017 9:28 pm [quote="Cassie.f90"]Awesome that's great advice Alexandra and Marshall, thanks Can't believe frosting isn't standards in bathrooms I have a good idea for electrical, I've actually mapped out on our standard plan where I want extra haha External colours are where I'm kinda stuck. Good luck, you might be more organised than us Re: Building the Simonds Palisade in Gippsland 35Jan 23, 2017 9:38 pm Marshall5858 Eek that's cutting it fine.. we had same thing on our selections day and we only just made it with a 50 min drive. Good luck, you might be more organised than us Oh no what time did you finish up? We have until 630 to pick up the little guy. Really hope that gives us enough time! Building the simonds palisade in gippsland Re: Building the Simonds Palisade in Gippsland 36Jan 23, 2017 9:51 pm Oh it was actually our daughter we had to rush back for, she was in reception at school. We had two visits prior so had made most of our selections already. It was the little things that took the time, like selecting handles for everywhere and which front door design we wanted (there were way more than we expected) we also did a rough draft of electrical on our plan which helped but it's pretty time consuming because of the software used, it was lots of clicking and dragging about Re: Building the Simonds Palisade in Gippsland 37Jan 25, 2017 1:28 pm How did you go with colour selection?? Re: Building the Simonds Palisade in Gippsland 38Jan 25, 2017 2:36 pm I have been meaning to put up photos but keep getting distracted! Haha So gallery was awesome! We sped through and were out by 2! There are a couple things I already want to change but I'm super happy with our choices! We spent close to 5k on upgrades but we allowed for that in the promo. I'll start with the exterior; We have "ash" bricks (cat 4) "wallaby" colorbond for the roof and gutters, "surfmist" white for fascia, front door, garage and window frames, "resonate" grey for weatherboards and slate colored concrete driveway to match roof. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Then for bathrooms/laundry we have simplicity dark grey tiles (I would like to change these to the lighter marble grey which is an upgrade). Gloss white splash back tile in laundry. Polar white cupboards with a grey kicker underneath to match tiles and rural oak laminex bench top (all standard) also tiled shower base which they now do standard We also kept all the standard fittings as well. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Flooring we chose "#76 hardware" carpet (cat 3) for bedrooms, hall and family room and "Liverpool oak" laminate flooring (standard) for main living areas. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ For the kitchen we have the beautiful "masia gris oscuro" splashback tiles with moon white grout which is a light grey so will really make them stand out. ($465 upgrade plus 157 to extend behind range hood). "Ice snow" stone benchtop (free upgrade). "Malibu" off white for cabinets and "silver screen" paint for the whole house including doors and skirting with roller blinds to match paint. I'm a little concerned the kitchen may be too light, hopefully the dark tiles will break that up. We added 5 extra power points $320, dimmers to master bed, family room and hallway ($195). We had 20 downlights included in our promo and were able to change them to cool white led downlights at no extra charge which meant we could cover the whole house rather than just the main area as they are a lot brighter than the standard So I think I've covered everything! Does anyone know who we contact to make changes before we sign the contract? We sign contract on the 8th feb and settlement for the land is the 10th (my birthday yay!) then it's full steam ahead (I hope) Building the simonds palisade in gippsland Re: Building the Simonds Palisade in Gippsland 39Jan 25, 2017 3:57 pm Great choices!! I love those kitchen tiles, they are my faves, still kick myself to this day that we didn't chose them Well done for sticking to your 5k, I think we blew about 8.5k at selections most of that was down to the stone and waterfall edges. I look forward to seeing yours in the future Re: Building the Simonds Palisade in Gippsland 40Jan 25, 2017 4:22 pm Marshall5858 Great choices!! I think we may go a bit over the 5k once I change a few things, we aren't going with the study upgrade so I need to add a cupboard study nook which will probably take us over the 5k but it's a much better option than the 13k we were quoted for the study upgrade Building the simonds palisade in gippsland Even if it's not being sub-divided and you want to keep it as Torrens title, you will still need to talk to a town planner or Council themselves, to see if they will allow… 1 11442 Not unless you have managed to put it as a special condition into the contract somehow. 1 6385 I do enjoy the drama:-D In his latest two videos he has started bringing security guards to site, I am waiting for the punch on to begin lol 6 46001 |
