We began our journey to build our first home back in June with absolutely no idea what we were doing. After a bit of research, and a spending a lot of time on this forum, we narrowed down our preferred areas to build and decided a 12.5 metre frontage block would best suit our budget.
After a lot of visiting display villages and talking to different builders we made a short list of the builders / sales people we wanted to deal with and began having preliminary meetings with them. We went around displays and found aspects that we liked on different 12.5m frontage houses and explained that to the builders and looked at what floor plan they would come up with. Most of the designs people came up with pretty similar.
During this we had a 400 square metre block of land in Wellard brought to our attention which had a price drop so we put in an offer and it was accepted which meant we had to start actually making a choice. Eventually we whittled our list down to two builders and it was a hard choice but we picked an eventual winner which was Smart Homes for Living.
Below is the eventual floor plan we settled on. The block is a little longer than some of the standard 12.5m frontage blocks we had seen which means the distance from the back of the house to the back fence is 4.9 metres. While not huge this will be more than adequate for us as I'm not much of a green thumb and there is plenty of park land near the house.
My job for the build was largely design and negotiating contracts while my partner gets the final say in all design aspects. She's already pretty much decided on everything already I think.
Our pre-start meeting is booked in for 25 January although we've already been and selected our tiles and carpets which I'll post up later.
