I have read through a few threads and think it's a great way to not only get good advise and ideas but also record our experience! My husband Mick and I are building our first home at Aura on the Sunshine Coast in QLD. We have choosen to modify the Grange 23 to add a hollywood robe, modified ensuite, wider hallway and living area, closed in Media room, larger walk-in-pantry with bench on one side and larger alfresco. Our Timeline So Far: 18/11/16: Deposit placed on land. 20/11/16: First discussion with Coral Homes. 04/12/16: Initial plans received from Coral based on our discussion. 11/12/16: Deposit paid to Coral Homes. 01/02/17: Soil test completed, Rated "M". 02/02/17: Additional deposit for plans paid. 03/02/17: Preliminary tender letter ordered. 23/02/17: Tender letter received. 24/02/17: Land Registered. 03/03/17: Contract ordered. 16/03/17: Contract Signed! 27/03/17: Tile selection. 4/04/17: Unconditional Approval 6/04/17: Error found in finance paperwork. Need to start again. 10/04/17: New unconditional approval granted. 28/04/17: Land Settlement!!! 01/05/17: First mortgage payment due boooooo 05/05/17: Plans submitted to council 08/05/17: Plumbing plans approved by council. 18/05/17: Colour Selection Day! 19/05/17: Council Approval! 22/05/17: Clipsal Appointment via phone (don't recommend) 6/06/17: Covenant application declined. Bummer that you have to wait now, waiting is hard! Would love to see your modified plan. Good luck with everything Thanks NicMac. We spent a lot of time with another builder before Coral trying to get it right. It was an uphill battle and felt negative. So we thought we would see Coral and they pretty much got it first go. We have some minor adjustments still to make. Will post up the plans when we have it sorted. Re: First Home- Coral Homes- Modified Grange 23 7Dec 22, 2016 8:02 am Here's our plan so far. We still have a couple of minor changes being made: ensuite flipped so toilet is on the other side to allow for a window. Laundry flipped so WM is on other side away from bedroom. Thinking Ventura Facade now to keep cost lower. Thank you! We looked for what felt like forever to find the right plan then finally realised we only had to find almost right and modify it. Can't wait to see it become real! So we've never seen display in QLD but hoping it turns out as good as floorplan looks your plan looks great can't wait to see your choices. To save money we are looking to do bare minimum to have a house we can live in and add more lights etc later. Next step is land registration. We did a quick check with the sales office and they are on track to register on 20th January! We plan to stop in at Beaumont today to have a preliminary look at what they have as well as a visit to My Choice tomorrow. Hopefully this will help to make our actual appointments for selection go faster! We are waiting for our land to register hopefully this month Hi BrownDog! We haven't seen a display yet either! We are also hoping it goes well. I am not a visual person so I have had to map out the layout of the living area in my backyard to get a feel for the space! Did you make any changes to yours? Would love to see if you did. Not much on it yet just our floor plan as hopefully our land registers around same time as yours will be exciting to watch them both go up though no doubt yours will be much quicker in QLD. We had to make dining bigger to fit our table comfortably and we are doing the option with it hub, WIL, larger ensuite. Thinking we will fit out our own ensuite with IKEA PAX as the ones others have done on here look fantastic. We also enlarged our pantry so might look at fitting that out ourselves too as cheaper than what we were quoted by C. So exciting but scary too. We almost went for a similar design with our WIR with the idea of painting a large feature on the bedroom facing wall but changed at the last minute. It was horrible..... we got to tender, and the first cut was 50% over our budget which "they care such about meeting ". We… 18 28114 In Qld it is a requirement that a builder must have a cost breakdown, for building a home to the same specification, with the same inclusions and the same finish. So ask… 1 4911 Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder… 2 14834 |
