Electrical has completely overwhelmed me! Below is our current plan - this is take number 3 - I've got a few more changes, but then hopefully that's it. http://i1361.photobucket.com/albums/r672/mec06/Electrical%201_zpsuumezaux.jpg http://i1361.photobucket.com/albums/r672/mec06/Electrical%202_zpsqkpmyt3l.jpg We have been busy visiting lighting stores etc. and making some decisions. Once we decide on something we are usually pretty set, so I don't foresee much changes to the below: Pendants for the Butlers Pantry & Laundry: http://i1361.photobucket.com/albums/r672/mec06/Pendant%209%20Laundry%20%20Butlers%20pantry_zpsgcrxk0oa.jpg Pendants for the Staircase - I'll have the same trio: http://i1361.photobucket.com/albums/r672/mec06/pendant%208%20staircase_zpsrwwduqeo.jpg I love this table lamp for the buffet: http://i1361.photobucket.com/albums/r672/mec06/Lights%20-%20Table%20light_zpspm7jgvzm.jpg kitchen bench pendants - have already purchased these from the freedom sale: http://i1361.photobucket.com/albums/r672/mec06/Pendant%2010%20Kitchen%20Island_zpsz0ljnofc.jpg Ensuite pendant which will be centred high in front of the vanity mirror: http://i1361.photobucket.com/albums/r672/mec06/Pendant%201%20Ensuite_zpsuyeu7aad.jpg Entry way pendant : http://i1361.photobucket.com/albums/r672/mec06/Pendant%204%20Entry_zpsvx5igmit.jpg Bedroom & dressing room pendant - the one we purchased is slightly different to this one, and the dressing room pendant is a smidge smaller than the master: http://i1361.photobucket.com/albums/r672/mec06/Pendant%206%20Bedroom%20%20dressing_zpsnmyspeyz.jpg Pendants for powder room & main bathroom http://i1361.photobucket.com/albums/r672/mec06/Pendant%207%20Powder%20rooms_zpsxnougezk.jpg Rumpus: http://i1361.photobucket.com/albums/r672/mec06/Pendant%203%20Rumpus_zpsihgairlc.jpg External Entry Pendant: http://i1361.photobucket.com/albums/r672/mec06/Pendant%205%20Outdoor%20Entry_zpsebpu1dri.jpg Dining and Livingroom: http://i1361.photobucket.com/albums/r672/mec06/Pendant%202%20Living%20%20Dining_zpsxzo0fl45.jpg Our Trinity Lux Q1 with Plantation Homes: https://forum.homeone.com.au/viewtopic.php?f=31&t=85254&view=undread#unread Insta: @newhomedream Re: Our build journey - Trinity Lux Q1 - Plantation Homes 28Jan 28, 2017 12:33 pm Im loving the flooring you've chosen!! Any chance you could tell me what its called? Thanks The planks are Karndean Looselay Vinyl in Dover and the carpet is Redbook colour 91 (I can't recall the specific name, but I know it was colour 91) I really can't wait to see our flooring put down Re: Our build journey - Trinity Lux Q1 - Plantation Homes 30Feb 08, 2017 10:44 pm Starting to feel a little impatient to get started.. we've had a couple of hiccups and a huge frustration with the land Sales consultant who has been 'co-ordinating' some forms for our future neighbours to sign (relaxation to road).. I gave these to him in Oct and have been regularly following up since then only to discover last week that he never actually passed them on until last week despite telling me he had ?? Then told me he could find out who one of the blocks was owned by, so I paid for a council search and it came back as the developer!!! ?? Another hiccup with valuation, came back wayyy less... however, our lender rejected this and requested another valuation which came back spot on... took an extra 2 weeks but worth the hassle. Covenant approval came back all ok. So now just waiting on colours to come back and council.. Feeling less hopeful for end of February after all the little delays. Luckily living with the parentals is ok so far (this is month 5), I think I'd be more frustrated if we were paying rent. Your entry and rumpus pendants are the styles that I got too however mine are antique bronze. Hopefully you can start soon. Re: Trinity Lux Q1 - Plantation Homes QLD 32Feb 10, 2017 1:52 pm Wow, love all your choices. You are currently in the hardest part of the journey waiting for it to actually start. Hang in there! Re: Trinity Lux Q1 - Plantation Homes QLD 33Feb 10, 2017 2:10 pm Thank you both! Yeah, hopefully it gets started soon, its tough seeing so many slabs go down around our house and we still feel ages away.. Ah well, I'm sure it will all start happening soon. In the meantime I've run out of room in our storage unit with new furniture purchases.. filled the space I was given by the parentals under the house and have stuff stored at both my sisters house and my cousins with various home wares etc. that we've purchased.. I've had to self impose a spending ban! lol Our Trinity Lux Q1 with Plantation Homes: https://forum.homeone.com.au/viewtopic.php?f=31&t=85254&view=undread#unread Insta: @newhomedream Re: Trinity Lux Q1 - Plantation Homes QLD 34Feb 15, 2017 8:57 am Mec06 Thank you both! However my resolve is wavering especially as it is now taking so long..... It's so much fun to shop for all the new things Re: Trinity Lux Q1 - Plantation Homes QLD 35Feb 15, 2017 7:53 pm Pleased to find your post! We went between the Trinity Lux and the Mirage for many, many weeks.... Finally decided the Mirage sits on our plot better and are moving forwards. We had our first tender appointment a week ago and second one is 8th March. Then the colour and electrical appointment on the same day, 10th March! We've visited the colour showroom a couple of times so are probably about halfway along with all of the decisions...that's the most daunting part at the moment, all these decisions! Your selections look great! Will be following your progress and good luck with it all Re: Trinity Lux Q1 - Plantation Homes QLD 36Feb 15, 2017 9:28 pm CharlieVH Pleased to find your post! Your selections look great! Will be following your progress and good luck with it all The Mirage is such a gorgeous home! Congratulations! Where are you building? There are soooo many decisions to make, we did colours and electrical on the same day as well, both of us had to get off work so it made sense. I felt super organised for colours but electrical was awful - really overwhelming and we were definitely under prepared. I didn't realise we needed to choose where every single PowerPoint, light switch, light etc etc had to go, I assumed that the electrical on the plan they gave us was where they went and then we could just add extras - haha! So not the case ? We are still waiting for our colour selections and coats to come back (our appointment was Jan 18th), I thought it would have been back already and I followed up with our administrator and it's still with estimation at the moment. Also still waiting on council. Do you have a post for your build at all? So nice to have someone else building with P. Congrats on your new home too, we loved the Trinity too but our plot is a bit of an odd shape so had to go with what fit best. We're building in Mango Hill, about 10 minutes from where we live now in North Lakes. How about you? We're going for the Mirage Vogue Q2 but with quite a few changes. We've put the master at the rear, added a rumpus room downstairs, and flipped the side of the house the kitchen is on to make the most of the orientation for the sun and try to keep the house cool during summer. We've also decided to do some things ourselves after handover; we'll be doing the rendering and also the decking to the alfresco. Plantation have just let us know we need a retaining wall too and have quoted $5k so just doing some research to see if that is reasonable. House building is totally new to us so it's a little daunting at the moment...hoping once we make the colour and electric decisions we'll feel more confident! Thanks for the tip re the electric appointment, we're going to sit down with some highlighters and our plans and start having a think about where we need to put things. Our contract person advised to allow $15k for electrical, I really hope that is enough! I'm new to this forum so will figure out how to start my own blog and upload our plans but great to see yours and hopefully we can share hints and tips along the way! Re: Trinity Lux Q1 - Plantation Homes QLD 39Feb 16, 2017 11:38 am Looking good Mec, hopefully not too long before the real fun can start for you! I'm new to this forum so will figure out how to start my own blog and upload our plans but great to see yours and hopefully we can share hints and tips along the way! We are in Joyner, so also north bris, we had a house at Warner which we sold and this is also our first build. We had an electrical budget of $10K which was recommended by our tender presented, ended up coming in under at about $9600. We added an intercom as we are getting a pivot door with translucent glass so we thought this was a good idea and we added the home theatre package with ceiling speakers etc. We only have 21 downlights (opted to purchase ourselves and after some research ended up buying the packs of 2 they had at Costco last week - tested 1 and it's great!) as we are having mostly pendant lights. Some unexpected electrical costs were the extra light or PowerPoint circuit breakers that auto charge when you reach a certain number of lights or powerpoints and the additional 2 way light switch costs. We made some sacrifices including stair tread lights, upgraded light & powerpoints (satin range) and an alarm system (having it put in afterwards) to keep it under budget. $15K is a great budget so you should be ok unless you want plantation to be supplying everything and then it gets really pricey. We are also doing quite a bit after handover (or having someone do it for us) - the main ones are our flooring and alfresco decking.
