The salesperson in Beautiful Tiles told me the Allcastle builder's range tiles included were very basic & non-glossy, nothing look like the one shown in the display home, I ended up paying an extra $$$$ just for the glossy tiles. So if you're initiating a contract with Allcastle make sure you know what's not included. Everyone needs to get a level 2 electrician in to connect it unless u specify in contract for them to connect. Did u have to do hydraulic plans and get a plumber in to build it? yes, we do have a hydraulic plan, around late last year, the builder's-plumber came to lay the pipes and they sent me an extra bill for doing the following: 1. Supply and install 100mm stormwater pipe to pickup existing down pipe from the existing building and connect to the Pit 2. supply and install 100mm stormwater pipe to pickup tank overflow, pit and downpipes and connect to the front boundary pit 3. supply and install 2 450 x 450 precast concrete pits with galvanised grates 4. supply and install 100mm stormwater pipe to connect the boundary pit outlet to the council kerb & gutter 5. Extend 100mm charged line and provide clean out point inside the pit for future maintenance purposes 6. Saw cut concrete path and for safe pedestrian access. Total $4785. We're not experienced in building a new house, and not informed these are something that is REQUIRED to complete the rainwater drainage system. We thought the basic pipe work was included, these were just extra work options. So Allcastle just left these downpipes like this to hand over. Re: Building With AllCastle Homes 89Dec 13, 2023 12:46 pm Build was completed in 2021. And yes we got a separate plumber in for the hydraulic part. I used one of the plumber they recommended. Could have used any other plumber but they were all droning on about the cost being in the 8-10k range. Their recommended plumber did the whole thing for about 3.5k, and as far as i can tell did the job correctly, sent me a stack of photos and all. "This is part of the work that would have been done by the drainer doing your Hydraulic requirements. I can see that you chose not to go with Reliable Drainage, so whomever you had complete this job is responsible. I trust this clarifies this for you." The problem is that we as new home builders not sure what is required and what's optional from their contractor to do extra work. and what is included and what is not included, some time it's not very clear. They tend to stick to the contract and if u want to deviate from that, u will have to pay. For example, when i wanted them to just leave the skirting as is and not install them, they wanted 1k for contract deviation. Yes they wanted more money to do less work. But such is the game. I guess its too late for urself but for anyone else, be wary of provisional amounts. Our provisional for traffic control was 5k. Ended up being 40k. So again terms of contract. Maintenance was also decent as far as i could tell, they fixed was was obviously faults and explained clearly what wasnt which is reasonable i didnt have major faults so cant speak on that regards. Was your home next to a major busy road? They charge me like 15K for provisional traffic control, but never see them doing traffic control work. They were at least honest with me when i made changes to plans. Smaller window in a room, standard brick pattern on a pillar and such. Does our CDC from Allcastle cover driveway design? I just went to our local council in regards to drive way, vehicle cross, they ask me to refer back to our Builder's CDC certifier to see if there is already a CDC in place for driveway(they can't check this). Otherwise We'll need someone to design a driveway/ vehicle cross and get approval from council or certifier.
