Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ This will be for top floor excluding bathrooms, and the two bedrooms downstairs. Walls will be Stowe white. Hopefully it won't make the rooms too dark. I had a strong attraction to the dark floorboards but went a bit lighter as hubby thought my first choice was too dark. I'm looking forward to see how they turn out. Re: Building Henley Palace Lux Q1 5BR with MODs in West MEL 83Nov 01, 2016 8:07 pm Thats quite a move moving from the east to the west, was land cheaper there or did you just like the area more? Does that mean the commute would be longer for work? My partner is Kiwi and he is amazed at how much cheaper it is to build here than in NZ. Build thread viewtopic.php?f=31&t=81011 Re: Building Henley Palace Lux Q1 5BR with MODs in West MEL 84Nov 01, 2016 8:15 pm Charley Thats quite a move moving from the east to the west, was land cheaper there or did you just like the area more? Does that mean the commute would be longer for work? My partner is Kiwi and he is amazed at how much cheaper it is to build here than in NZ. Hi Charley, land is a lot cheaper out west at $176k for 562sqm, 16x35. We also have some family out west and thought it closer to the city than if we moved out south east where the other estates are. Commute to work will be like 65kms. Kids will need to change schools. We put the cost into the house rather than the land. To buy the rental we are in would be $1m minimum plus would end up being a knockdown rebuild .... Mortgage would be HUGE!!!!! Houses to buy in Auckland, where we are from, are getting unaffordable too. So when we got a rental in East, cost was not that bad in comparison to Auckland prices. We added a fireplace in family room and shower in ground powder room between colours and tender. We upgraded 3 internal doors, changed a sliding door to a hinged door, redesigned one of the bedrooms robes, added a pantry full length cabinet, changed basins and cabinet style in powder rooms between tender and contract signing. No variation fee was charged. Yeah I'm probably going to get strange look from broker tomorrow when I show him the contract. Its in Woodlea so will try to remember to take photos of the palace out there. Niches are std size charge but they modified them in our plan to fit appropriate, Henley's choice. So they seem to be a little bigger than std. Do you think I've gone overboard with upgrades? Was trying to get as much included in home loan as it may not get done otherwise. Hi, thanks for that stayxtrue. Its for all four bathrooms with showers, so includes powder room on ground but not powder room 2. It was on average $1.2k per bathroom with a lot less for master ensuite as we didn't tile toilet and couldn't tile wall with cavity sliding door, do that was about $480. Our bathroom size may be bigger than your plan so your tiling may be cheaper. I recommend including it at sales or colours so you can get it costed in tender, and then remove what you don't want. We had powder room 2 included but then had to remove it and prioritised the rooms with showers. Re: Building Henley Palace Lux Q1 5BR with MODs in West MEL 96Mar 29, 2017 8:32 am Hi Spice, how's it going with your land title? I read it was moved to April, so must be getting very close. Also, are you getting charged by Henley for pricing matrix? I am on a very early stage with Henley and they're giving me 8 months from initial deposit to build start (Nov-17) then pricing matrix will kick in. Even though our lot will be titled Nov-17, I'm hoping to extend lock in period to 10 months, Jan-18 start build. Hi Kidlat, Our land is expected to be completed late April with title and registration in late May. It would then be 12 months since we put the deposit on the land...soooo long waiting but glad its almost here. We have a 12 month hold on our pricing matrix with Henley. I've been told in writing by our SC that should take us out to Jul/August before the pricing matrix kicks in. Where and what are you building?
