We are completely new to this and have a lot to learn! We are seriously considering to build the Dennis Family Marsden 363. Our other builder options are Boutique & SBG (recommended by a friend). My question is, the sales consultant at DFH have told us their house prices increase every few months and they have a promotion that finishes today. We're really keen on this current "Indulgence" promotion as it's got all the upgrades we really love but I'm also aware there will probably be more promotions in the future. They've told us they can make a $1000 dp which is refundable should we change our mind. My question, is it too early to sign up with a builder??? Thank you!! Hi....we paid $850 deposit (fully refundable) with Henley to lock in the current promotion back in May our Land doesn't title till April 2017. BUT we are really HAPPY with the floor plan so stopped looking...Glad we did as we preform the promo back then to the one they have now ☺ Also we were told come time to pay second deposit (not refundable) we could change to current promotion if we thought it was better! Re: Dennis Family Homes - promotions 4Sep 18, 2016 7:13 am I know that with our builder we were able to pay the deposit and hold the price and promotion, but after 6 months, if nothing had occurred, ie soil testing etc to get ball rolling, Then they could charge fees to compensate for further price rises. Double check that they will hold it for that long. Also from my experience, and from what I have read from others. If they tell you August for registration, add possibly another 6 months. Becs Coral, yes he did inform me of the fees after 6 months, which would be $300 per month I think.. I think I'd prefer that, than deciding to sign up later when the base price will have increased by several thousand! Builders use promos and price jumps to push you into signing up quickly, before you see something else you like better. I've been watching a few builders for about 2 and a bit years, I find that overall there's usually always another promotion or discount, at the same time.. over that time the base price for a lot of builder's has increase by 5-15k in some cases and that appears to be a permanent increase (for now). So, I think if you know what you want go for it, but if your not sure don't sign up just for the promo or to avoid a price increase. Also beware the ones where they hold the price for 6-12months, and then start jumping it up every month. Just because you expect your land to settle on time, doesn't mean it will... i.e. you pay $1,000 or so, lock in a price for 12 months, sign your contract, pay your 5% deposit.. and your land titles don't come, suddenly every month your paying an extra $500 - $200, very soon you'll be paying more then if you'd waited... Please please read the fine print and think about the worst case scenario. My land titles were delayed by 10months...
