Browse Forums Building A New House 1 Sep 09, 2016 4:15 pm Hi all, I am building with GJ Gardner Logan in Drewvale QLD. We received a bushfire variation from the builder today and costs $7789 ex GST in total: roof to be fully sarked to comply BAL 12.5 - $1746 installation of non combustible gutter guard to comply BAL 12.5 - $2433 upgrade main entrance door to comply BAL 12.5 - $321 upgrade aluminiun windows and sliding doors to comply BAL 12.5 - $2061.8 bushfire report - $1227 I've called Council then been referred to QBCC and been told this is new law started from last year to get house building comply to BLA. Is this price fair for BAL 12.5? how much had you been charged for it? Thanks heaps. Re: Bushfire requirements cost 2Sep 09, 2016 5:13 pm I am in Valla NSW and we are Bal 19.5 and it seems right to me we have had to upgrade fly screens also plus weather stripping to all door and garage door. Plus much more it sounds about right to me if you need to query it you can get a Independent to check the distance to the bush but ours was a estate set Bal rating.. Just think it's only making your house more insulated and secure, ours was around $20000 All up so there goes our upgrade money goodluck Milestone coral homes modified stradebroke 32 Re: Bushfire requirements cost 3Sep 09, 2016 6:06 pm Hi Kajidzz, We are building the Coolum with GJ Grafton. What are you building? I couldn't tell you what our BAL price was as it was all included as a part of our quote and not broken down, but that seems reasonable. Some builds on here have had a BAL of 40 maybe it was a FZ BAL and it cost them $200k GJ Gardner Modified Coolum 277 viewtopic.php?t=83643 Re: Bushfire requirements cost 5Sep 09, 2016 8:12 pm I would question the gutter guard as I don't think you need it unless it's a Queensland stipulation (I'm in WA in the building industry and we don't use it) bushfire report seems high about half that price in WA but could be different there. Windows within 400mm of the ground are the only windows that need upgraded glass so that seems high, sliding doors already have toughened glass so there would be no extra there, although you do have to have Aluminum Flysceens but that shouldn't be a huge cost Re: Bushfire requirements cost 6Sep 09, 2016 9:58 pm Milestone I am in Valla NSW and we are Bal 19.5 and it seems right to me we have had to upgrade fly screens also plus weather stripping to all door and garage door. I want to know what are the upgrades for the door and the windows. Our contract doesn't have fly screen or security door/window included tho. waiting reply from the builder. Re: Bushfire requirements cost 9Sep 11, 2016 5:38 pm You will have to get Flysceens to comply, Google building in a bushfire prone area there is a PDF by chh wood products that is excellent and has a basic overviewv Re: Bushfire requirements cost 10Oct 05, 2016 9:16 pm We paid 5K and that was for bal 29 to 3 aspects and bal 19 to front.
