The 230 we saw, the owner said he negotiated a lot and refused to pay for items he thought were too much. At the end of the day of they want our business or their bonus they'll look after you. We liked the shower on the ground floor hence why we choose the 230. It's scary how a change here and there really bumps up the end price. We're not a fan of the extremely expensive costs for a decent facade with Mainvue, so they'll be some negotiating there. Arden have 3 options for two storey facades in there book the Noosa, Tivoli and Voss. Did you go with one of them of choose another from their list? We ended up putting a deposit before I left for Bathurst but still in talks with Carlisle. Definitely going with the 230 after seeing it for real. Also trying to budget for the avenue facade which we saw and fell in love with. Which facade did you choose (Mainvue is unbelievably expensive compared to other builders) Will definitely follow your thread with interest. I am looking at putting 1200 widthx2340 Entrance door on Vot 37 but needs modification. Having a shower on ground floor was what we too wanted and so were interested in AG230. Only problem is it's a $3000 upgrade!! It does look amazing and we are going to enquire with Corinthian/Jeldwen doors which will likely be cheaper. Mark up on builders is massive so we will only upgrade what can't be done later and do most things after handover. Looks like we've finally decided on the right house Woohoo. Well done. Although I am biased We are going there tomorrow to put a deposit as well. Just got an email from our sales consultant that mainvue will be increasing their base price on the 1st of oct. And also we got the quote for the first floor extension, 12k. I was hoping it would only be 10k. We'll try to negotiate tomorrow. How's the process going dream house? I've just compared the upgrades from Carlisle and Mainvue and wow there is a massive difference in $$$. Did you increase the ceiling for the first floor? We increased the ceiling height for the first floor and the door heights including the timber sliding doors and square set to living areas, hallway, master br, ensuite, powder gf, theatre and study ($1260). Also, our sales consultant took us to an Aegean 230 house thats almost finished and we were very happy with the size, plus we are extending the first floor to make the kids bedrooms bigger ? I understand it's a different house plan but the Carlisle upgrade costs were much higher. Going through that completed 230 sold us on the house. We extended the landing of the stairs similar to the 430. Increase the width of the hallway entrance to the kitchen/family. Installed a double entrance door to the master. Don't get me started on the $$$ of the balcony facades. In saying that we choose the Avenue option 2 facade. Going to negotiate with our consultant with the price. The 2400x1200 pivot door ranges from ($2900 to $5100). The 2400x1200 hinged door ranges from $60 to $2000 that's from basic to display look. With the promo from our builder it's the luxury pack so 40 downlights plus all the other stuff. Individually the consultant stated about $140 per downlight. We actually put a deposit in the Grow estate near Casey RACE, which is the same developer that's running the East estate. Issue was the block had already been sold but the sheet wasn't updated. Have you got pics of colour selections or floor plans? Would be great to see what you chose. How did you get a discount on your facade? I have to say Carlisle had really cheap facades for the designs they had. There are that many estates popping up in the SE it's crazy. I've only heard good things about Arden and there head office is in Berwick which is close to where you're building. Mainvues promo includes: Double glazing to all windows. Luxury electrical pack. Dual zone ducted heating. We've increased the stairs landing. Increased downstairs and upstairs ceiling height. Square set cornice to whole house. Free standing bath. Dual shower heads in ensuite. Dual wall ovens Avenue facade ($24000 ) and a whole lot more. We did decide to do a few things after handover including flooring, ceaserstone, cooling (heaps cheaper than builder) Sound like you got a good deal with your promo. I'm really worried about our site cost as we've got 1.3m fall over the whole block. Before Homeone didn't even know about inspectors but now wouldn't build a house without them. Problem is finding the right one that actually has experience in building/construction. Bear bottom inspections I've heard has great reviews. We were also looking at darbecca and spi inspections. How about yourself? There's a few non negotiables for upgrades: Undermount sink, high ceilings, stone bench with waterfalls, timber floors, balcony. The upgrades add up so quickly. This is not our forever house so we're trying to limit the upgrades. Have you spoken to any other builders ie Metricon, Burbank, Simonds. We are building across the road from you in highgrove. We are currently in Berwick Waters and all i can say is we are completey dis-satisifed with the estate and are now selling up and building another house! We will be building the Palace Lux q1 with henley. We did look at mainvue as it had a lot of things we were adding with Henley but the facades were extremely expensive! So far we only have the initial deposit down with henley and havent proceeded further, so we could end up changing our minds still! But we have definitely decided no to carlisle! they have so many sites around my area (BW, Circa) at the moment where they have laid the slab delivered everything and nothing has happened for nearly 4 weeks! They have apaprently too many going on at once and then once they do get started the houses are done far too quickly for my liking! We looked at so many builders, and we have always come back to Henley! I 100% agree with you on Carlisle they basically slap a house together and move on. I've heard there facades are cheap but they make there money when it comes to site costs. My parents and sister in law both built with Henley and without building inspection and they haven't had any major issues. Hi pEast, We've attended the Cosham, Spectre and Studio M centre on multiple occasions even before we decided to go with Mainvue. It helped us compare prices in similar upgrades with different builders. We love the facade and hopefully when I comes time to tender we can still afford it. I've attached a picture of the avenue facade in the emporio but we can't afford the full render option.
