Yeah I've noticed the work is completed in different order depending on what state you're in. Renman Agree with you Beac Only wish we had land to build one as well. I've pretty much have zero land left too, just means less lawns to mow! hehe Re: KDR Metricon Liberty - Hampshire 45 QLD 467Jan 31, 2017 1:26 pm Renman Agree with you Beac Only wish we had land to build one as well. Re: KDR Metricon Liberty - Hampshire 45 QLD 468Jan 31, 2017 2:59 pm Renman You were able to have a triple garage and an extended outdoor room. How big is your block? 600m2 with 18m frontage. I pretty much have zero back yard, but lucky cause there's a nature strip behind our land. KDR Metricon Liberty - Hampshire 45 QLD 469Jan 31, 2017 4:52 pm You'll have a nice frontage though The rules are so strict for our Council in NSW. Our house has to be in line with the other houses on the street (6m frontage) and the floor space ratio (excluding garage) can't be more than 50% of the total land size Metricon Liberty 45, Ryde NSW viewtopic.php?t=82846 Build thread: Metricon Liberty 45 in Ryde, NSW KDR Metricon Liberty - Hampshire 45 QLD 470Jan 31, 2017 5:37 pm dulie Renman You were able to have a triple garage and an extended outdoor room. We have 16.67m. So it's sort of in between, so you can do much. To make things sort we have a huge 9m set back. They change the rules recently, where it's extremely difficult to build to the boundaries. M doesn't like to push it and go to council for approval. Our house has to be in line with the other houses on the street (6m frontage) and the floor space ratio (excluding garage) can't be more than 50% of the total land size We had to apply for council relaxations for the front set back (4.5m) and garage side boundary (0.5m). But yeah it does seem our council up here seems pretty chilled, we just had to get our neighbors to sign some forms saying that they are happy etc. We do have the same rules about total foot print of the house being under 50%. I think my house comes in at 49% including garage. Renman That's a great frontage, lots of build option. We have 16.67m. So it's sort of in between, so you can do much. Wow, with a 9m setback we wouldn't even be able to fit our house on the block. NthHome Your progress looks fantastic . Thanks, the M team up here have been fantastic. They have worked every Saturday since the start of the new year!
