I have decided to build the Phoenix by Metricon in Greenvale, Victoria. I did a huge amount of research before choosing Metricon but ended up having a great experience with the sales consultant and that got me over the line (goes without saying I loved some of the floor plans). Originally I chose the Merricks 37 (and paid my $1000 based on this design) before changing to the Phoenix after seeing the display home photos and videos - I didn't get to see it in the flesh but looked at the Glendale a few times which is very similar. Here's a summary of my home: - Verve façade (I fell in love with this) - Extra dining room & alfresco - Converted Bed 5 to Retreat - 2700 ceiling heights to ground floor - Extended Kitchen Island to 1100mm with 40mm stone & waterfall edges - Silk finish to cabinetry - Separate 900mm oven & stove - Wine rack above fridge - Finger grip handles to all kitchen cabinetry & soft close to draws - Undermount sink to kitchen - Butler's pantry fit out with stone bench, round sink & base cabinetry (other shelves upgraded to laminex) - Mirrored robes to all bedrooms - Freestanding bath to ensuite - Stone benches to bathroom, powder, ensuite & laundry - Timber windows to front of home - Hume Savoy XS26 Pivot Door & large pull handle - Timberlook caoba garage door - Porcelain tiles to main floor & all wet areas (I wanted full wall height tiling but it was too pricey) - Stacker doors to living & dining room flowing out to alfresco - Timber treads & hand rail to stair case with stainless steel balusters (originally glass but $7k extra so its gone) - Still deciding on the carpet (I opted for a Cat 5 upgrade originally but $7.5k so took it out). Will probably go with Cat 2. - I signed up June LY & paid for the kitchen plus pack and home complete package so upgrades were based on this. The land titled back in August last year but due to a number of issues I was battling back and forth with Metricon on prices & extra costs, I only finalised everything & paid the balance of 5% deposit in March, so we got on site at the start of May and it's all been happening since then. A lot of the delays I had were due to Metricon assuring my this wouldn't be necessary and then finding out after final contract that it was, at an extra cost. We also had developer requirements which added to the cost- namely extension of the garage parapet wall. I ended up biting the bullet on costs as it was going to be too expensive to increase ceiling heights & upgrade to horizontal feature windows to bedrooms and leisure. Did I also mention due to energy requirements, I had to upgrade most of my windows & doors to double glazing (except the timber at the front), upgraded roof insulation & also being in a bushfire prone zone, had to fork out on extras for that too! The two combined- almost $10k extra. I am trying to work out how to upload photos on here...and struggling...any advice please? Batman is a dark speckled aggregate concrete which I think will contrast nicely against my external colours. I also have a stone retaining wall at the front of my home so it is a good contrast against this. I liked the osprey stone as it seemed quite subtle and goes well with the other colours. I'm going to read up on your build now...so exciting! We're building a Metricon Cohen. Quite a bit smaller than your design. By the sounds of it we've opted for most of the same upgrades though, we had the same value packs too. We're also going with moonshadow bricks so I'll be interested to see what you think of them when you seen them actually on the building and how they sit with the timber windows. Ive heard that those bricks are actually painted to achieve the dark modern look which I'd never heard of before. We've seen a few houses that used the brick in our area but none with timber windows. Do you mind if I ask you how much the upgrade to 40mm stone benchtops set you back? I decided not to go for that upgrade at the studio M appointment since the bill was rapidly spiraling out of control but now I'm thinking it might be worth it since it's not really something you can easily upgrade after handover. Hope it's all going well. Re: My Metricon Phoenix in Melbourne 12Jun 06, 2016 7:13 pm Hi fruff, Thanks for your post & all the best with your build...I was a little unsure about the timber windows with the dark brick but given the master has the stacker to the balcony upstairs I thought it made sense to have all timber to the front. The colour consultant thought it was a really nice contrast and I saw it on a display which looked good (can't remember where). Re the stone the cost for the 40mm (from included 20mm in promo) was about $2.5k but that included the extension from standard 800mm to 1100mm, then there was another $2.5k for the waterfall edges. I was a little unsure about how dark the finished facade would be, especially with the darker roof tiles as well but som eof the examples ive seen look great. Actually one thing to look out for, I've read on this website that some people have had issues with moonshadow bricks arriving on site with lots of chips. So you just have to let your site manager know that you'll be looking out for it in the final inspection. With most bricks it's not an issue but because that brick is painted it can be quite obvious apparently. Thanks very much for the pricing info. I think we're going to bite the bullet and add it to the mortgage. Re: My Metricon Phoenix in Melbourne 14Jun 19, 2016 10:26 am It's been a couple of weeks since my last update so thought I would share some progress. The frame is now fully complete, and most of the roof is on (all of level 1, just need to do the hip to the lower level dining & alfresco & the flat roof to the garage. They've almost finished wrapping too- I must say I'm annoyed they didn't completely finish the roof first though. It's starting to look like my home now! How exciting:-)! I had my independent frame inspection on Wednesday and they mentioned M had done a very good job on the frame, with a few items picked up which I have shard with my CSC and Site Manager to rectify prior to the pre-plaster inspection. The heating system is in & a lot of the electrical rough-ins completed. Very exciting news- the first lot of bricks have arrived (but they can't start bricking due to the poor weather) and I have also seen plaster in the house. Spoke to my site manager on Friday and he thinks we are only about 2 weeks away from internal lock-up! Can't believe it. I've made it clear to him that before they start plastering (booked for later this week, please let me know so I can have my pre-plaster inspection and defects from the frame checked for rectification which he said is fine).
