Browse Forums Building A New House 1 Jun 29, 2016 3:02 pm Hi All, My wife and I will be building our first home in the Northern Suburbs at Cloverton, we have selected the Vancouver 33 by Porter Davis as we really love the open plan of the design. As part of the “lifestyle range” it also comes with a number of inclusions. Basically so far, the only thing we have added is concrete driveway, sink to the galley, downlights and cooling. It’s our first time so we are a little inexperience and are basically still working out if there’s anything else we haven’t included. At the moment we are going for the standard design of the Vancouver 33. Our block doesn't settle until December, we have been provided with a start date March 2017. We left our $2k deposit at the Werribee display couple of weeks ago. So we are now down to doing our research on colours/themes. I guess the stumbling block at the moment is picking a facade. We are contemplating on whether to go with the free facade which is Seaside, or go for the ones we like which are Ferndale ($2k), Griffith ($3200) and Waterside ($5400). We are finding it difficult to make a decision based on photos that's been photoshopped and also hard to decide based on the facades masterplan as we're just normal people and are still getting used to interpreting building terms / pictures. Just wondering if anyone has built with any of the above facades and if it was possible to see a photo of your facades or even better if we could drive by and a quick look? Thanks so much. I hope to hear from someone building the Vancouver 33 also. Perhaps we could help each other out with suggestions and opinions Re: We are building VANCOUVER 33 with PORTER DAVIS 2Jun 29, 2016 6:51 pm We have just moved into our Vancouver 33 a week and a half ago. We went with the free facade and are glad we did. It's come up really good. We changed the master bedroom do the wardrobes were behind the bed head wall and left the hers wir as a storage cupboard (absolute godsend now we are in) We added sliding cavity door to separate family and bedrooms, and added a door to rumpus. Added window to kitchen and upgraded all windows and doors in dining family and rumpus. Add a skylight to the main bathroom as you need it (wish we had done it) And we have soundproof batts in all the bedrooms around bathrooms and batts and soundboard in rumpus. Its now almost a Vancouver 31 knockdownrebuild for us, and we started the process in Dec 2015, only today is our old house being knocked down. The process thus far has been extremely frustrating, and drawn out. we went with the waterside facade, copying the colour of the rhode island at werribie. similar colours anyway. grey, white etc. I hear there is a new display for the vancouver in clyde north, it might be worth checking out. im dying to see photos all the best with your build! Hey there, thanks for replying and apologies for the late reply. Awesome! We love the Waterside so I think we will be going for Waterside as well. We saw the Vancouver in Clyde North, its nice also but we prefer to Werribee display as its nice and simple Where will you be building? Ah ok so sometime away, does all of the house planning happen before that as i imagine that will take up alot of time. Have you been to selections yet? Re: We are building VANCOUVER 33 with PORTER DAVIS 14Oct 25, 2016 8:49 am We have been to selections an just need to book a tender date Want to make an alteration and add the "bath and powder room option" floor plan. With your kitchen, did you go stay with cat 1 stones or did you upgrade? With your kitchen, did you go stay with cat 1 stones or did you upgrade? Ohok great, i think from memory we got our tender and contract dates all at once. Just make sure your have your structural completed by tender as thats the last chance from memory. If you are referring to the bench top yes we did upgrade to a cat 2 i believe for kitchen and galley. I've got photos on that page i was telling you about. We upgraded alot of different things. Re: We are building VANCOUVER 33 with PORTER DAVIS 16Oct 25, 2016 10:53 am Yea, I want to make sure structural upgrades are complete before we go to tender. How much did you have to pay to upgrade from cat 1 to cat 2 stone for your kitchen and galley if you don't mind me asking? The Blanco maple looks very nice! We picked the blanco matrix but wouldnt mind upgrading to the maple if its not too expensive. The subway tiles on the kitchen as splashback looks good too! We actually are doing the same but we have the fishtank window similar to the display in Highgrove so the subway tiles will be around the rangehood. Did it cost anything to move the cabinetry to the galley? Did it cost anything to move the cabinetry to the galley? ill have a look through our contract now to upgrade the kitchen island, and the back bench was about $2800 and galley was $1900- so not cheap we kept the matrix in our bathroom, powder and ensuite. Yes the blanco masia is beautiful, its all through out the werribie display, we loved it. It was a very expensive upgrade though as we tiling the entire back wall for the splash back, plus the entire wall in our ensuite, and powder room.( it cost about $3200) I liked the idea of the window but just not the idea of cleaning it haha Are you moving your overheads also? Well there is a bit of a story about this, which i've posted on my topic. Just mindful that if they are switching the overheads, that they fit in the galley on both sides of your drawings, and they don't just put them along one wall. This happened to us and becasue our galley space ended up being bigger and the overheads were too short so they just 'decided for us' that they would cut them and only give us one wall....furious!! After several discussions around the overheads being moved with no issue, it was such a big problem. We got it fixed (after a second kitchen appt) and they covered the cost of the upgrade to the cabinet finish that we went with plus the extra material to fit full overhead cabinetry. Re: We are building VANCOUVER 33 with PORTER DAVIS 19Oct 25, 2016 1:16 pm Oh wow, that's not cheap. lol. Maybe we'll just stick to blanco matrix. We're trying to go for a french industrial theme so the detailed dots of blanco matrix sort of matches our flooring and cabinet colours. The overheads will just stay as is similar to the Highgrove except we are going for the canopy rangehood so the middle bit wont have overheads. Re cleaning the window, yea that's a good point, lol. Maybe we'll reconsider and go for the whole wall as subway tiles with dark grout, I love the look of it! Ps how's the facade waterside coming along? It looks good on the pics. I'm so glad we went for waterside! Re: We are building VANCOUVER 33 with PORTER DAVIS 20Oct 25, 2016 1:30 pm Sgene85 Oh wow, that's not cheap. lol. Maybe we'll just stick to blanco matrix. I'm so glad we went for waterside! No its not and yes that would defiantly suit. What kind of colour/finish are your cabinets? And yes we have the canopy ranghood too, thats the one flat to back wall and to the ceiling yeah? feeling like that with no overheads it going to be quite a stand out for us... also maybe a tad bare.. but we are thinking about some wooden shelves one on each side of the rangehood at eye level, possibly more decorative items than anything. Yes i love the dark grout i am kind of spewing we didnt do that, however i think given the shape of the masia tile and its rigid bumps black or dark grout could look extremely messy if that makes sense. The window always looks nice in the display but just like the glass splashback it would be a nightmare to keep clean. Yeh good, the bricks are all happening and suppose to be finished on wed, ill update another pic after its completed. we are going full front render and praying the colour comes out they way we want. what colour scheme did you choose? Three options 1 Ask the liquidator 2 Find another PD customer and ask the source of their report 3 Pay for new report 3 13550 go upvc window frames ensure insulation under colorbond. not just sarking, lighter color roof also not sure if you have seen this viewtopic.php?t=5823 last couple of pages… 4 111281 |
