Once you make them, your locked in Yeah, you will have a much bigger choice then I did I reckon. Plus I was thinking it would be good in another way, in that you can focus on one decision at a time.. i.e. tiles, kitchen, etc. I had to make all my choices in 1.5hrs, very quickly got decision fatigue. Something i could have done within a couple of hours ended taking a full day all up. He was a pita. I like the area around here & the proximity to the train station & shops etc. Been living around here since my first build was finished in 2010. I've also go my pre-start appointment booked for next Tuesday. I went to Swan Ceramics yesterday to pick my tiles, countertops & cupboards. Probably took 45 mins all up. Then i went to select my carpets, after waiting for what seemed like an eternity, i had my carpet selected within 10mins. I then went to the garage door place to check out both the sectionals & rollerdoors. After which i went to the brikmakers to decide on my bricks & pavers. The last stop was abc blinds to look at their selection of verticals & venetians. Their verticals are hideous imo, so silver venetians it will be. All up, i spent more time driving than i did in each place. I haven't decided what colour window frames yet - possibly magnolia or doeskin? I'd prefer a darker colour to tie the colour of the roof in with the render colours. Can't decide. Yeah, i love a bright light-filled house, and i wanted something that would neutralise the rich yellow/red tones of my timber furniture ( can't afford to replace it all & don't really want to either). My accessories/soft furnishings will feature reds, russets & chocolate colours, which also need to be balanced. I'm going to go with Dhimba for the interior doors & doorframes, and eventually on the walls too. The walls of the house i'm currently renting are painted that colour and i rather like it. A few issues with the plans, specifically window heights in my theatre & living rooms - they're too high. Sales guy will get that rectified. Siteworks have also come in above the provisional amount, due to soakwells. Apparently council now requires 3 concrete soakwells instead of 2 previously - $1500 thankyou very much. Also soil test revealed limestone in the area, so another $500 for hard digging (refundable if they don't need to - hmmmmmm yeah right). Anywhoo, picked out my blinds today too. Getting overhead cabinets in the kitchen, sliding doors on my robe & linen recesses, upgraded my taps to mixers throughout, upgraded the loos, and the front door set to the tri-lever set. Unfortunately, i couldn't have the colour i wanted on the front door, so that will instead be surfmist like the garage door. Had to forgo the cabinet in the laundry and the semi-frameless pivot doors in the bathrooms. I wanted to upgrade so much more, but had to get selective due to costs. Some things can be done later.. some probably never will be done. For me it was overheads in the laundry, soft close drawers and blinds. I forgot to upgrade the heating system.. I might have to do that later, and I only got one split system.. will add another one to bedrooms later, or upgrade to air con throughout. I'm going to have to sell my other block of land to pay for my variations/upgrades. So if anyone is looking for a block of land in the wheatbelt town of Kellerberrin let me know... Heating & cooling was a major must have. In particular ducted aircon - preferably reverse cycle. One of the builders i'd shortlisted suggested that i go with 2 splits- one in the living room & 1 in the master bedroom. Now, I do a lot of crafts, and so i'm having a dedicated room for it. The splits would have meant that i would only have been able to use the craftroom for a couple of months out of the year cos it would either be too cold or too hot. I don't think the sales guy really listened to what i needed. That was just one of several reasons i decided against that particular builder. Always good news when the valuation comes back at what you need it to be, that is what worries me the most the valuation being too low, but in saying that I really shouldn't fear because the neighbours sold for $480k and that house was smaller than ours and there is also a DA in council at the moment for a house that is $400k so surely that has to count for something right?
