Hello,

Iv posted bits here and there on other peoples threads so I felt it more appropriate to create my own thread with my own journey as a way of tracking my progress and to ask for help from all you knowledgeable people.

So we reserved land until my husband completes his three month probation period on a lovely parkside 750sqm lot which will only have one neighbour to the right hand side. Despite the back having views of Australian natural parkland and sea breezes the far right corner has a telegraph pole behind our rear fence, therefore we decided to focus our house around the views of the left hand side well maintained parklands that the development is famous for. The fence is already in situ by the developer and allows us to see glimpses of the parkland when standing on the lot.

We had some up's and down's during our journey finding a builder, we found out how easy it is for a builder to try and rip you off. We found another house we loved however the price kept increasing and we kept finding things were missing from the quote. Then we found the Peninsula 273 showhome here in Townsville. Initially it appeared so amazing we discounted it, believing that nothing could come close. However, after studying the GJ Gardner house plans and falling in love with the unique good use of space we decided to take the next step.

We were firm with our sales lady telling her that the maximum budget had to cater for an advanced level of finish and that we would not be prepared to go any further. She was amazing, stood by this and has even talked us into reducing the size of the home we were looking for by 10sqm to allow us to achieve the finish we so desperately want.

So we are in love with a 249sqm version of the plan, which will give us 4 beds, 3 lounge areas and mainly a huge, airy light filled family room with 3.1m ceiling heights, large glass windows and louvres to the alfresco/pool area. We are going for a natural oak wood, peachy, orangy tones and white gloss modern finishes. Very similar to the show home. A modern day version of the wooden lodges we knew and loved from England.

If anyone has any tips, suggestions etc I would be grateful.

What colour tiles and laminate are you tossing up between?

I can't decide either, but leaning toward tiles at this stage

On pinterest at the moment, I am going to try and source them in the UK as they appear far more expensive over here in Oz. I think wallpaper is a new thing here too, we have shops with hundreds to choose from.

The show home has stunning off white tiles which open up the space making it feel airy and large. The laminate I have always liked is the larger plank oak colours, though we are still early days in picking. I am trying to get gadgets like speakers and usb ports in the home so if there is a huge difference in price then I will opt for the cheapest as they both have their pro's and con's.

The pendants I believe are Beacon? I love the concrete style with a touch of wood.

Thankyou. I have spent a long time scouring kitchens and trying to determine a style that suits both the husband and I. Our dream outcome is a relaxing atmosohere that we can sit in on a Friday night, listen to some music, cook together. We love the brightness of white but the warmness of wood. We wanted the area to feel healthy and calm, as we both try and eat healthy. The show home we looked at met most of our needs, though their zigzag front on the kitchen island was a little too trendy for us.

We have another appointment tomorrow with our sales lady and hopefully we can meet on an ideal price. Looking at our requests we are $13,000 over budget however that is with no discount from the builder. At the moment other builders are offering $10,000 off so we are hoping for that. We are also due $4000 back from the land sales when our block completes though I was hoping to use that for driving lessons. In the UK I could get away with it, over here in Oz its impossible not to drive.

Things might start to get more serious soon :-)

One question for you experts. I considered stretching the width of the master bedroom by 500mm by moving the garage forward slightly. The quote for this would be $2297.

Looking at the plan, the room dimensions look reasonable, however compared to the overall price $2297 seems a small amount to pay if 500mm would add a lot of space to the room.

Does anyone have any thoughts on what they would do in this case?

If you can fit it in your budget then I'd be doing it.

How high are your ceilings in the bedroom? If they are t already a ceiling height of at least 2.7 will give you the feeling of open space.

Without knowing your thermal orientation, Have you considered pushing the room out to the eaves instead? My only concern of pushing the garage forward a bit would make the entrance feel a bit narrow and dark? (Again not knowing your orientation).

Im no expert but for comparison I wanted to extend my garage out by 1m to put in a door and was quoted $6000, but it didn't quite fit in the budget, I agree with needsausername if the budget allows I'd do it.

Do you have a picture of the off white tiles? I am thinking a Matte light grey like a concrete colour for tiles but the off white sounds divine

I suppose they are more creamy than off white, but they looked incredible. Of course, I don't know there cost at the moment but would consider cheaper tiles in similar colours cost dependent.

Ceiling heights are 2.6m everywhere at the moment, though 3.1m in the main family room and hallway. I didn't want to extend the bedroom length as I felt it might feel too long? Is that possible?

With the house we are trying to incorporate the oak wood theme through the home, keeping the warm peachy/gold hints throughout where possible (perhaps not in the boys bedroom haha).

Just not sure whether to use it on the floor or on the cabinetry. I don't want too much so didn't want to do too much wood effect. At present the cabinets, the study/bfast bar benches, the bathroom cabinets and the front porch will have the oak wood laminate/panelling.

Yep I understand about it feeling to long. Although you could have a lovely dresser at the end (near the entrance) with a beautiful chair. A rug perhaps on the floor.

I have a few like that on my pinterest; We were all for grey theme throughout till we saw this show home. Our en suite and kids main bathroom will be less glam but they powder room will be full on bronze/gold/brown glam with lovely scented candles and pendant lights. Little bit of luxury will be nice.

You could turn the extra space into a parents retreat?
