Hi Dulie, the rain earlier this week in Sydney has delayed our wall (again). Hopefully we can build and finish our wall next week Btw, your house is looking awesome! Hopefully the waterproofing, ag line and backfill will be done this week and we can re-start our build with M next week Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Unfortunately it's not quite at the height we wanted but apparently the DA approval and landscape plan was based on the initial M survey plan. It turns out that the survey wasn't very accurate so the actual land level is about 20-30cm higher than shown in the M survey plan. It's likely that M referenced some old Council records to draw up the plan The private certifier would only let us build to the height shown in the survey plan which is frustrating Lesson learnt is if you need to build something (like a retaining wall) that relies on a survey plan, make sure you get a proper survey done of the site There's not much we can do at this stage so we will complete the wall at the allowed height and just get back to the house build asap.. But at least this way you're getting 1 step closer to starting the real build! Re: Metricon Liberty 45 in Ryde NSW 227Feb 20, 2017 10:14 pm Q, Did you decide to do your own retaining wall after M cut your land? Assuming it was cheaper than letting M do it? I have a similar issue with out site. Re: Metricon Liberty 45 in Ryde NSW 228Feb 21, 2017 12:54 pm M recommended we do it ourselves cause M doesn't do retaining walls in NSW. Our SM said it's better to do it now rather than after the house is built cause we won't have as much room to excavate for footing once the house is built. (We only have about 1.4m on that side of the house.) Its cheaper to get the bobcat in now than to have to manually dig later if we don't have enough room later to get the bobcat in Unfortunately that delays our house build though.. However we were faced with M's delay costs so had to go to the construction stage asap. Now we are in the construction stage, and since the SM recommended we build the wall first, we are more comfortable taking this approach. If their survey isn't 100% correct you could use that. You've nothing to loss.... Hi Renman, $17k all up including materials. I think it's definitely on the expensive side. Vistadream paid significantly less for his 2 walls (even though he had to fight for it) Metricon Liberty 45, Ryde NSW viewtopic.php?t=82846 Build thread: Metricon Liberty 45 in Ryde, NSW Metricon Liberty 45 in Ryde NSW 233Mar 05, 2017 9:47 pm Hi all, we've finally got the wall completed, at least the footing and blocks part, and ready to hand back to M to restart our build (We are planning to do some rendering to the wall later when we do the landscaping.) Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ The wall was a bit shorter than we had expected but there's nothing much we can do at this stage unless we submit a variation to our DA approval. It's not something we are thinking of doing now cause it will delay the build - we might think about it later when we do landscaping and if there are other changes we need to make to the landscape plan. I have no idea what mine will cost. Given mine is curved and varied height I know it will be more than normal.
