It's really important to check the plans as it's easy to overlook stuff. Our plans have now been signed off so our file has been handed over to the construction team, yay! Your block looks amazing and I'm excited to see your build. If you need a building inspector, I can't recommend Tyrrells enough. They were very thorough on their slab inspection and are always available to chat over any issues that I've found thus far. If you need a number and contact there send me a PM. Our SM seems like a good bloke with a positive attitude although he has understandably been very busy with pre-Xmas handovers. But we learnt a valuable lesson which was to take time to analyse how the standard plan should be customised to best use the land based on slope, direction, trees, and the shadows and windows of your neighbours houses. We also added the small window we always wanted to the laundry, and selected concealed cisterns for all bathrooms. A week into handover to construction and we were making good progress. We had pegs and land cut, ready to put concrete piers and even a slab down before Xmas: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ And then of course, we get thrown a curve ball. Because of the cut, there was a concern that the fencing between our neighbours on higher ground and us would fall over because the soil around the fence was unstable (especially with the rain in Sydney earlier in the week). The neighbour wasn't too happy when part of the brick fence collapsed: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ So we had to frantically find someone to bring down the rest of the brick wall. With no tradies wanting to work in the mud on a Friday with short notice, and busy with jobs before Xmas, we ended up paying a hefty premium to get someone in today (on a Saturday) to get it done We are having a meeting with the SM on Monday. But he is recommending we suspend works until we have retaining walls built on that side of the house to prevent the rest of the wooden fence falling down. He said and we agree that it would be easier and probably cheaper to do it now than after the house is built when it is harder to access the sides of the house. Ideally, we would have done the retaining walls before construction (If only we were a tenth as handy as Dulie..haha) However, having already paid a month of delay fees, we wanted to handover to construction ASAP. It's not a bad outcome at the moment, at least we have a chance to do the retaining wall now hopefully without any M delay fees. Construction also had already started for us when the SM told us it was a good idea to get the walls done before the slab. After we had finished the walls, we had a to sign an "Extension of Time" form from the builder, so they can claim the days back we used to get the walls sorted.
