After some advice, please.
We have decided to build but are on a very tight budget. We have quotes from GJ Gardner & Simonds & the difference is $7,000 - GJ Gardner being the higher price. We can stretch to $7,000 but not comfortably. We know that Simonds are a volume builder & know that the quality isn't going to be great. We have had people say that site costs will blow out with Simonds & have taken these concerns to the Sales Consultant of Simonds who assures us that site costs can blow out but he knows our block & is confident the costs will be under the $12,500 quoted in the standard inclusions (that's with us subcontracting the cut & retaining wall on our block before we go to contract).
GJ Gardener knows the developer & has already sited the compact reports on the land & also the Fire BAL (we're building in Wodonga) & Wind report & says they all came back fine (compact report is better than normal level ground) but still people are saying that Simonds will find a way to blow out the site costs.
So confused, do we take a risk with Simonds with foreknowledge of reports (that we don't own yet) or trust the opinion of rumours & people & go with GJ Gardner but stretch ourselves?

(I should add that 'stretching' ourselves is using money not budgeted for the build but not borrowing more money than we can comfortably borrow - if that makes sense. We're not going to put ourselves in severe financial debt to build.)
