I am building a new home with Sherridon homes, 22 square in the new estate of Woodlea. (Rockbank) Just wondering if anyone can recommend any independent building inspector and maybe info provide abit of info or feedback of your experience with them. Also at what stages would the inspections be needed? Post slab? Post frame? Etc Any help would be much appreciated everyone as this is my first build and first home also it's an exciting but nerve wrecking time. Feel free to give me any feedback on the builder and share your experience with them also or even give me any heads up about whatever you feel necessary. Raul Re: Independant home building inspector? 2Mar 22, 2016 5:43 pm We used this company http://www.newhomeinspections.com.au and found them quite good. They picked up so many things. It was actually a little scary how many things they picked up! But I suppose it's good that the issues were addressed once they were detected. It's not cheap but it's a small price compared to the cost of the home and I think it was money well spent. There is information on their website on which stages you can have inspected. They ate in most states and if you get the full package its a little cheaper than getting one done at each stage. We had a 60 page report for one of the inspections. Are they inclined to action items listed in the report given the independent's report is not actually legally binding for them? I accepted what they quoted even if their price is higher than others, I hope they can offer the same value service, otherwise I wouldnt have let them do the inspections. I trusted them, but they changed later. The consumer officer told me that they finally admited they made a mistake and agreed to continue what they should have done. But I stopped the deal as how can I trust them again if they do not do the business honestly? And even funny thing is that on Tuesday, when I had a plate height meeting with my SS, he told me "your inspector is good, I know him. And I have contacted him about your plateheight, he said would come to have a look on Thursday". Wait a minute, what's going on? The inspector didn't tell my SS, he is not my inspector anymore? Can you tell, what's going on? SS contacted the inspector without noticing me, who knows what they have talked. Now I realised why last time when I pointed out the issue of the brickwork, he said to me "......blah blah blah, you also have your own inspector". The whole thing makes me feel not comfortable. Maybe I'm a little suspicious, maybe nothing happened, who knows. My SS said he fixed the slab issue reported in the inspection report when half brickwork has been done. I dont know as no one went to check as he didnt inform me to have a check. He just quickly started the brickwork. Anyway, hope everyone has a professional inspector and SS. Whatever you have an inspector or not, you are the only one you can rely on, if you've found anything wrong, meet your SS and point out. viewtopic.php?f=31&t=82537 Re: Independant home building inspector? 11Jun 22, 2016 1:26 pm We used new home inspections too, and they were so professional from the first time they responded to query. Meant to book two inspections (fixing and pre-handover stage) but our site supervisor somehow 'forgot' that we wanted to have fixing state inspection and he went on with plastering the house. New Home Inspections were very understanding that we had to cancel the appointment, and they even offered complimentary thermal imaging for pre-handover inspection. We received the comprehensive report within a day even though the poor guy seemed quite sick with flu. Happy with the service, we highly recommend them!
