The less inspections you get, the quicker the build and vice versa. Stages can take any amount of time to complete , it depends on the builders ability to manage his workforce and not go broke while building. Every builder is different, their tradies are all different, it can depend on demand, suppliers etc (ie. when we were building brickies were in very high demand so bricks were delayed significantly. We actually found our own brickie.). Ask your builder how long they estimate the build will take, and then times that buy 1.5 - ie if 6 months - allow 9 months as a rough guide. This of course also depends on nothing going wrong with your builder. Our builder told us 6 months build time for a single storey 27 square home. We were renting during the build and obviously were hoping for a quick build time. After five months the build slowed significantly and at ten months they went into liquidation; after going through insurance and finding a new builder the whole build time was 14 months. I know that this is a bad luck story but it can happen. If it is $30 per working day, like ours was, the builder has no incentive to meet the contract timelines. Delays will cost them less than $150 a week and cost you over $1,500 a week in rent and interest. If you ask them them to correct defective works they can slow the construction down to put you under pressure to accept the poor quality. Such clauses support this unfair behaviour. In NSW the government is powerless to stop it. If builders are serious about completing works on time with the quality they represent in the sales process they would offer fairer, more balanced liquidated damages in their contracts. If you are going to get help from a licensed builder, they can also provide you with a good estimate on how long each construction stage would be. We are building a double storey total 450sqm house.
