From other build blogs should only be 4 weeks to handover from where we are at but they've allowed 8. So dunno you can't question it cause they are like we aren't going to have trades on top of each other and we won't rush a quality job. Which I understand but twice the time ? .. anyway we have a date! Although in different lights you see the grey we saw in the samples. So not all bad. Plus the insulation was being installed today! Not all quite finished but I'd say by Tuesday w should have gyprock. We received the lock up invoice this morning too! I think we only have another 2 payments to go including final payment. Prior to Christmas we had all tiling complete, complete lockup, elec holes cut, gyprock, plaster, cornices done, some internal doors on, kitchen and bathroom vanities in and stone tops on. So just waiting on elec fitout, plumbing connections(taps,showerscreen etc), painting, linen and robe shelving to be built, driveway and turf to front yard. So yeah I think 6-8weeks is them playing it safe. I read a mainvue build the other day that were living in it at 13 weeks!!! What you want to do if you can is put in a stick each end and a simple string at the height you want it. You can buy a spirit level that goes on the string from bunnings for about $4. This way you know it's the same from one end to the other. Then work out the distance you want your sleeper posts - we did 1.2m which is excessive really but we wanted it to really have strength. I think standard is 1.6m. Then basically put a mark on your string line every day 1.6m then get a tape measure and measure string line to the ground. I listed it down like post 1 - 400mm, post 2 - 600mm. Once you have these figures you can pull the string line and sticks down. Next you need to work out what you will use for sleeper posts. I used steel ones that basically you slip the sleepers in - as you saw I had the whole wall up of like 40m in one day as it's easy as. But the posts are dearer but will last forever. So basically you double your measurement for the posts to get how long you need. So if your measurement for one post is 600mm, then you will need a 1200mm post. For your amount of sleepers basically every 200mm up is one sleeper as they are 200mm wide. So a 600mm would be 3 sleepers. 700mm would be 3.5 - cut a sleeper in half. I just remembered one reason we went with 1.2m gap was sleepers come in 1.2m lengths then 2.4m - so we brought 2.4m, cut in half and you get 2 sleepers for only 1.5 the price of 2 1.2m ones. If you went 1.6 - then you need to buy 2.4m and you would waste 800mm of sleeper and have to order twice as much. This way you can work out how much it will cost you and plan where to order from etc. Will you be putting a colourbond fence on top? Went to see them again this afternoon and I saw the grey we first loved about them as the sun was high in the sky. Shell - you have no idea how much you are helping my stressed out brain right now. At least tomorrow we can go get some rough measurements to attempt to get a ball park materials cost at the very least. I've had a couple of people come out but don't want to quote it coz the neighboring block is turnkey (same builder and SS) and have said they will change the levels of the ground before it's finished. (Even tho the slab is done and 2/3rds framing is finished! I'm hoping we will be putting our fence on top but at this stage I need to talk to the SS to find out what they are thinking for that boundary. We need to have approx an 800mm high retaining and I want a 6ft fence on top but ppl I've spoken too have all suggested they won't want that as it will make that house feel like it's in a hole. So I'm not sure what to do about that yet. We ended up going 1.5m for the fence and glad I did otherwise we would have felt closed in. Also like your the neighbour ours is below us - if we add her retaining wall then ours it's like a 1.2mdrop in some places. I wouldn't stress about their site changes - if they build up it just means some of the retaining wall will be covered. If they dig in then they will need their own retaining wall. We placed our retaining wall on our side with the face of it on the boundary then fence on top. In nsw you are allowed a retaining wall on boundary if a fence is on top.
