It would be terrible to have to start this process all over again. I cant believe after all you went through not long ago with elevations they didnt do anything about your boundary heights. Do your neighbours get a say in your build facade? Is that that what you meant when you said comments form? Keep positive your so close and its bound to work for you youve put so much energy into this already. Xx P.s hubby does silly things like kick things when his frustrated too haha. Hope your toes feeling better. JG King modified Heywood 242Sep 28, 2016 5:36 pm julia1301 Oh gosh, kings are being very slow for you thats crazy. Im hoping your site works arnt astronomical. Hi Julia, The neighbour to the left will have the opportunity to comment on the higher boundary wall height and both (presumably) can comment on the pier height that extends into the setback. The porch is allowed up to 1.5 into the set back, ours is only 0.59m into it but it is too tall so we need dispensation. Neither of these things negatively affect either neighbour (the boundary wall neighbour is to our north so we don't overshadow them) so hopefully we should be right. They need a real reason if they are going to object. It's probably the council guy who has to ok it that we should be more worried about. Update: we ran into our south neighbours at the block tonight! They seem like a lovely couple. Feeling very excited to have finally met one of them, it's put a bit of spring in my step . Re: JG King modified Heywood 243Sep 29, 2016 4:29 pm Hope it all goes smoothly and the cost comes back reasonable so you can continue on. Hopefully you dont have to start the process again. Our Build Thread - JG king Memphis Re: JG King modified Heywood 244Oct 05, 2016 1:33 pm Engineering came back late yesterday! 55 screw piles so we are cautiously optimistic that the cost will come back 'ok', but who knows. Funnily the hot water service has its own screw pile! It's on a 250mm thick slab (which is integrated with the main slab) with its own screw pile about 30cm from another screw pile under the main slab! Seems a bit of overkill to us! We were expecting engineering last Thursday, then Monday, so when it wasn't back by lunchtime yesterday I assumed we wouldn't be signing the contract until the week after next, however we have been told we will have a price Friday, contract Friday afternoon! My first thought was no way I'm falling for that again, seems way to quick! I think would prefer I didn't know. Despite the fact that I can't quite believe it, I'm on edge now and I'm sure I'll be frustrated if it doesn't happen . As long as they communicate! We were told Thursday arvo that the engineering was delayed until Monday and I was completely fine with that, it's amazing the difference when you know what is going on rather than being in the dark waiting on something that isn't going to happen. Communication is everything! Re: JG King modified Heywood - Engineering is in! 245Oct 05, 2016 3:53 pm Well scrap all that! We're going back to engineering ! They bloody specified timber posts on the retaining wall, we assumed it would be steel, and have confirmed today with SIL who is an engineer and engineers that my husband's work that steel is definitely the sensible thing to do. So we questioned it and in order for it to be changed we have to go back to engineering and everything else gets shelved while we wait wait wait. Re: JG King modified Heywood - Engineering is in! 246Oct 05, 2016 3:56 pm Oh man bank that sucks!!!! waiting sucks!!! Re: JG King modified Heywood - Engineering is in! 247Oct 05, 2016 7:07 pm Oh that sucks i read your first post today and got excited for you guys. But that sucks at least you picked it up now not once they start building. Our Build Thread - JG king Memphis Re: JG King modified Heywood - Engineering is in! 251Oct 06, 2016 8:48 am I'm not ready to make that mistake again, I'm still suffering from last time. I can walk fine in most shoes now but fast walking and my sneakers hurt so I'm limited to riding my bike for exercise and the river is flooded again. I'm about to go and see if it's down enough, it will be very muddy! Re: JG King modified Heywood - Engineering is out again! 254Oct 08, 2016 9:50 pm Well I wouldn't knock back fencing! We are debating now when to drink it. Contract signing? Final loan approval? Site start? When we move in? First mortgage repayment (ie tomorrow)? I think we need some more bottles . Re: JG King modified Heywood - Engineering is out again! 255Oct 09, 2016 8:01 am Haha well for you id say final contract signing will be a significant moment as youve waited long enought and put in a lot of effort to get go that point.... Then go and buy a few more bottles 😂😂😝 Re: JG King modified Heywood - Engineering is out again! 256Oct 09, 2016 8:15 pm It's a month today since settlement and the first fence and portaloo has arrived in our release! Given no one had access for soil testing until settlement that is an impressive feat! It's quicker than the previous releases who had earlier access. Picked up a bargain inline water filter for under the butlers sink from masters today. I've been watching since their sale started aiming for a greater than 40% discount. Decided to pull the pin today at 40+ an extra 10%, saved about $150! I probably should have held out longer since the same dozen boxes that were on the shelf when the sale started were still there but we're not close to masters so tracking it was a hassle. I suspect they aren't moving because people worry they won't be able to get replacement cartridges but the one we chose is available plenty of places. Another small thing ticked off a long list! Re: JG King modified Heywood - Engineering is out again! 257Oct 10, 2016 12:13 pm OMG! OMG! OMG! Not only did engineering come in this morning but we have our site costs and final total cost! Site costs including 55 screw piles and the retaining wall (re-engineered with steel and hardwood) came in just under 31k! We are over the moon! A year ago I would never had believed I would be happy with a number that high (original allowance was 14k) but we had come to fear much worse. We should have stuck with the 35k provisional then we could have already had finance ready and I could have put the extra towards curtains . Unfortunately we felt we couldn't take the risk when the display came in higher.
The sparkling is in the fridge! We're not even waiting to sign the contract, this is such a massive relief we need to celebrate! Now I somehow have to try and get some work done this afternoon Re: JG King modified Heywood - Engineering + Site Costs are 259Oct 10, 2016 12:51 pm FANTASTIC NEWS!!!! So happy for you! Definitely time to pop the wine bottle! You are another step closer to your house wohoo! Isn't it funny how at the start of this process site costs and added upgrades were so expensive but you soon learn to get what you want you need to spend the $$ unfortunately. Enjoy your celebrations xx Re: JG King modified Heywood - Engineering + Site Costs are 260Oct 10, 2016 1:02 pm That's awesome news bank so happy for you!!!! I would never build with Fowler homes. I built with them in 2021 and till date maintenance issues are pending.
