Browse Forums Building A New House Re: Our First Build - GJ Gardener Bridgewater 282May 19, 2016 8:35 pm At this stage they are rendered brick pillars as I think the square timber posts just aren't wide enough, so they will restrict the view from inside... I cut the garage and put it on the wider portico and I think it looks alright but the more I look the wider portico with garage facing the side the more I like it... Why must I be so indecisive Re: Our First Build - GJ Gardener Bridgewater 283May 19, 2016 11:46 pm Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Hi charli, I didn't get round there after the tradies today so can grab one tomorrow but this is the house I was talking about. - otherwise known as Kym - Re: Our First Build - GJ Gardener Bridgewater 284May 20, 2016 12:08 am I kinda like the wider portico, but I would go with timber posts so then its not so blocking your view from the inside and feeling dark or closed in. Have you asked Kylie how wide is the rended bricks? It may not be that much wider than 190mm posts anyway? Nothing happening at the moment, but I'm fairly sure they were meant to finish the roof tomorrow, but I didn't see any tiles onsite, so who knows. ~Shellby~ GJ Bridgewater 203 11/3/2016 - Site Work Started 29/9/2016 - Handover 142 Work Days 6 Work Days Over https://forum.homeone.com.au/viewtopic.php?f=31&t=80174 Re: Our First Build - GJ Gardener Bridgewater 285May 20, 2016 6:28 am On the plan, the brick pillars are 350sq. I think I need the to raise the porch 100 or 200mm it's only 300mm currently, I realised his maybe why it doesn't look right to me as I am wanting a nice raised look. Also he feature cladding goes all the way to the eaves in the wider portico I am only wanting it in between the pillars. This is what I am sort of aiming for Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Ahh that sucks shell, I thought it would have been finished Re: Our First Build - GJ Gardener Bridgewater 286May 20, 2016 6:42 am Oh thanks for the picture Kym!!! Ps sorry for hijacking again shell!!! Re: Our First Build - GJ Gardener Bridgewater 288May 20, 2016 9:16 am I wanted a large portico and perhaps raised roof but our design wouldn't allow for it. If you get the chance Id say go for it but if the expense is too much then your home still looks amazing! Re: Our First Build - GJ Gardener Bridgewater 290May 21, 2016 7:13 am I agree. Could you step the far left window/ wall back a bit?? And change the size of the Windows so they aren't impacted by the portico posts. - otherwise known as Kym - Re: Our First Build - GJ Gardener Bridgewater 291May 21, 2016 8:04 am I've decided I'm not too worried about the posts blocking windows, the front side of the house faces to the south and all of our all of our livings are facing north so we will spend most of our time in there. The windows that blocked are the second guest bedroom and the media room and when we are in there, it will be movie night and the blinds will be down Re: Our First Build - GJ Gardener Bridgewater 292May 21, 2016 9:32 am An honest outsider's opinion, that facade doesn't look very good. The posts in front of the windows make the portico look like an afterthought as opposed to a well thought out part of the design. Further along the wall, is that a toilet window? It doesn't look good at all. It looks like the rear of the house has been made the front. If you ever went to sell, the combination of the portico posts in front of the window and the toilet window on the facade would make it hard to sell and/or knock a chunk off your price. Re: Our First Build - GJ Gardener Bridgewater 293May 21, 2016 9:40 am The way our block is we have turned the side of the house into the front, not ideal but I did not like acreage style houses, I quite like our floor plan and have had to compromise. I can change it back but then our front door faces the side of our neighbours house. I know it doesn't look great, that is why I am posting it on here for opinions... So far this is the best that the builder can do... Our neighbour just sold their 3 bedroom house for 500k on a 1.5 acre block so I think our 4 bedroom house on double the acreage will do just fine if we ever choose to sell. Re: Our First Build - GJ Gardener Bridgewater 294May 21, 2016 9:52 am Has your builder suggested other window options? With the portico, you could keep it wide, put a very slim line window between the pillar and the front door, brick behind the pillar, then have a larger window on the other side of the pillar. It would look more integrated and deliberate. The toilet and bathroom (I'm assuming that's what it is next to the toilet) could be high awning windows so they don't look like utility windows and they could remain clear glass without compromising privacy. You could then have some feature planting in front of the wall below to soften it so it's not an expanse of brickwork. Re: Our First Build - GJ Gardener Bridgewater 295May 21, 2016 10:06 am Thanks Frye, I will suggest the new window options with my sales consultant... She probably hates hearing from about the front facade, I have changed it about 7 times and this is the best so far. Re: Our First Build - GJ Gardener Bridgewater 297May 23, 2016 9:10 pm Charlibear - Would you be able to swap your activity room with the bathroom and toilet since they are next to each other, then you won't have bathroom and toilet windows to the 'front' of your house but your activity room window instead. My roof tiles were finally finished on Saturday afternoon. They look really nice and I like them. They seem a bit dusty so hopefully after the next rain we will finally see the real colour. The windows have been delivered also and should be installed the next few days. I have been warned the brick layers are behind so my bricks will not be going up for a while. They are hoping to start doing internal once the windows on so they don't fall behind on schedule. Currently trying to get my neigbour to agree on fencing colours. We are both happy to have monument framing and posts but can't agree on on the panel colour. I want Shale Grey for panels but she wants paperbark or classic cream - which I can't work out how she thinks that even goes with monument. However that is the colours she has for her windows and then monument guttering and dark roof, so why she is happy wit monument - but doesn't like greys. So I suggested Surfmist for her to look at and see if she would decide on that as I can't live with classic cream....My MIL did say she has heard you can get 2 colour panels, so one side could be her Classic Cream and my side Shale Grey while we have the monument posts and framing. I'm going to do some research and hopefully what she has heard does exist and that will make us both happy. ~Shellby~ GJ Bridgewater 203 11/3/2016 - Site Work Started 29/9/2016 - Handover 142 Work Days 6 Work Days Over https://forum.homeone.com.au/viewtopic.php?f=31&t=80174 Re: Our First Build - GJ Gardener Bridgewater 298May 23, 2016 9:21 pm Not really possible shell, the activity room has a sliding door that opens up onto the alfresco... It's just too hard, I've changed it back to the narrower portico but raised the roof to the same height as what the wider portico pictured is at and leaving it... I give up... I'm going to be in this house 10 years + and we will spend 99% of our time in the alfresco... While I'm not happy there isn't anything I can do That's awesome about the roof tiles! How exciting it's all happening with windows up next. Any reason why the brick layers are behind? Re: Our First Build - GJ Gardener Bridgewater 299May 23, 2016 10:38 pm Charlibear - They have to many jobs and not enough tradies really. There is a huge boom happening in Grafton at the moment, we even have Coffs builders now coming in and well, more builders means we have the same amount of tradies but need to share I guess. I know GJ have taken on another concrete crew as they have so many jobs going they needed a second one. Heck the house prices have gone up as well, my current house which we will put on the market next month has gone up $30,000 in value since October and that October price was only $20,000 more than I paid for it 9 years ago. Our land has gone up $20,000 in value. Did some fence research, we can do 2 panel sheets with colorbond and will cost about an extra $300. This works out as we both want the same post and rails and I'm happy to part with an extra $150 for my half to have the colour I want. ~Shellby~ GJ Bridgewater 203 11/3/2016 - Site Work Started 29/9/2016 - Handover 142 Work Days 6 Work Days Over https://forum.homeone.com.au/viewtopic.php?f=31&t=80174 Re: Our First Build - GJ Gardener Bridgewater 300May 24, 2016 12:18 pm I'm glad you found a solution!
