Browse Forums Building A New House 1 Sep 28, 2015 10:12 pm Hi, long time reader of this forum and I've followed allot of the South of the River builds with interest so thought since we now have a slab I'll put up our build.
As I'm sure everyone does, we spoke to various builders and selected one and signed the PPA and paid the money. Things didn't seem right, to much pressure to sign the contract and to many questions left with the same old "you can do all that at pre-start just sign and send back". Not happy with that so we cancelled and went back to HH who we had done some work earlier with. Everything leading up to construction has been really good, service and communication has been great. Nothing has been to much trouble and most questions answered on the day or within 24hrs. Don't want to bore you with more details so below is the plan to kick things off with. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Some reasons on the design, we don't use a Hometheatre, current one is storage for this house and previous one was turned into a temporary bedroom and previous to that was just empty and got used a two times a year. Same goes for the games room. We wanted a large bedroom and ensuite. We don't use a bath, might have a spa outside in the future. Only needed three bedrooms, all the kids have left home except one. Large outdoor area was another must. So this house is built not for future resale, but for how we live as we plan on being in it for a very long time... that's the plan anyways Timeline for Construction: 2015-2016 Aug 29 - TAP Sep 10 - Sand Pad Sep 15 - Sign Sep 16 - Slab Prework Sep 17 - Slab Sep 22 - Soakwells dropped off and Sewage run in done Sep 26 - Soakwells had been installed and site leveled and cleaned Oct 02 - Bricks Delivered Oct 10 - Walls had started Oct 20 - Plate Height Oct 24 - Roof Timbers Delivered Oct 28 - Roof Framing started Nov 16 - Brick clean, electrical and plumbing chasing. Nov 21 - Electrical runs complete Nov 29 - Roofing Complete Dec 06 - Grey float done (apart from one wall) Dec 12 - Ceilings and Windows done Dec 24 - White set plaster done to half of house Jan 08 - White set plaster completed Jan 08 to 27 - Lock Up, Tiles Delivered, Ceiling Painted, Doors Installed, Wardrobes fitted out, Cabinets delivered and started to install, some more plumbing done ready for cabinets / toilets, front render started (grey float done). Feb 15 - Tile Meeting. All cabinets finished, front door hung. Acrylic Render completed. Feb 19 - Soak Wells hooked up. Tiling almost finished, Grano poured. Feb 26 - Tiling Finished, toilets delivered, wardrobe doors fitted. Mar 03 - Toilets / Tapware / installed and plumbing finished. Mar 08 - Electrical power points and lights Mar 09- painting finished Mar 11 - Insulation installed and paving sand delivered Mar 16- Paving started Mar 29- Paving delayed, crossover approved incorrect by the Shire. Shower screens and mirrors installed. They e-mailed us the morning the slab was being poured to confirm it was going down, even included a couple of pictures of the slab being poured. I went down that arvo and had a look, picked up one minor problem with the slab, the recess for the hobless shower in the ensuite ended a bit short. I sent and e-mail to the PA and they forwarded it to the construction manager who reviewed and agreed and said it would be fixed (this was all the same day). I went down a couple of days later and it was fixed. I also had already booked in an Independent Inspection (not because of this, but just as a matter of good practice) , and they inspected later on and the report came back that all was good, concretor had done a good job, so I was happy with that. Also following, were hopefully going to be slabbed in November *fingers crossed* Thanks MattandErin, yeah it is a bit unconventional, but works for us. We had a few plans that had a massive WIR but we ended up taking it out. Believe me I know they are great and have this wow factor but when we looked at how big ours was going to be it sort of seemed a lost opportunity to put that space to better use. Plus since the bedroom was so big the WIR would fit in perfectly, the wardrobe doors will be a feature of the room, one side will be smoked mirrors and the other will be black glass (ones either side of the tv recess). Also the doors will be all the way from the floor to the ceiling, there isn't a bulk head so will be quite large. Also when we lost the WIR and transferred it to the Sliding it was the same metres of hanging space. The WIR in the other bedroom is for the daughter, and is a bit more usefull for her and was a good size. Fingers crossed for your slab as well, things start getting real then.. Looks really great having the garage angled and the large alfresco, sure will be a beautiful home! We also still speak to and e-mail our Sales Rep, she has been great, one thing we know is that we can always go to her, she has been with HH for many years so knows everyone and all the ins and outs of building.. so she is on the receiving end of all our questions, which has never been to much trouble. I e-mailed the SS just to give him a heads up and got a reply back that he was aware of it and will ensure he checks them prior to being laid. Builder is quoting 2500$ laying cost for upto 10msq. The 2 pillars come to be 16msq.
