Browse Forums Building A New House 1 Nov 03, 2006 12:33 am Hello all just finalising my house makeup at present here in Tassie.
I am having a single level, 24 square house on a relatively level block built , with a standard size and number of windows, external doors and double garage frontage. I have been estimated approx $11,000 extra cost to use a locally obtained sandstone block in leiu of traditional brick. This seems quite dear to me, any thoughts anyone? A comparitive table produced by the blockmakers dated 2005 shows a figure of like $82 / metre for sandstone compared to $75 / metre for traditional brick, this is an average / likely figure obtained in 2005. This doesnt seem to account for the extra $11,000 to me. Any one have thoughts on brick prices in their states? Thanks Re: Sandstone blockwork in leiu of traditional brick $$$ 2Nov 06, 2006 12:03 pm It may be in part that the builder you are using buys in bulk and so gets a big discount on their bricks but only those in their range. Outside the range, they pay full retail or near enough.
Another thing that comes to mind is that when we were looking at this option, there was some mention about cutting them and the cost of the diamond blade. Can't remember the full details but I remember that the cost of using the blade was very high. Finally there is their margin of upto 40%. Worth having a chat to your builder and getting some clarification. Regards 3timesbuilda Re: Sandstone blockwork in leiu of traditional brick $$$ 3Nov 07, 2006 8:43 pm Thanks 3x...
I am having them look into it.... It is definately too much, as I have spoken to other people and have found the block and labour etc to be approx $100 per square meter + perhaps a little bit, equaling approx $13,000 in total. Apparently the blocks cost $4 each, $3.70 per block to lay, requiring 13 blocks per square meter. My house is 70m in circumference, x 2.5 m high = 175 square meters. Less approx 50 square meters in windows doors and garage door = 125square meters of brickwork. 125 x $100 = $12,500 The bricks should not need to be cut as they come in full, half a quarter sizes just for the reason of not having to cut them. Alternative to sandstone 4Nov 07, 2006 9:41 pm Hi Miagi
We're looking at building with a relatively new product called Timbercrete. I have no idea how it compares in price, but it's supposed to be cheaper than traditional brick. It definitely has a sandstone look to it (but NOT in an AV Jennings kind of way!). They have a website www.timbercrete.com.au, which is kind of hard to navigate but worth persevering with. Their Tassie contacts are below. Good luck e.
