Browse Forums Building A New House 1 Sep 01, 2015 1:29 am Hi All Hopefully am posting in the right area. First home builder and am very nervous as Im sure most first time builders are. I am in the process of building on a squat block 12.5m frontage with 20m depth (250m2) total. Just wondering if anyone has had experience building on a block this size and if you had many design options? Ive had a look at a few and it seems these are the only two that seem to fit on the block. Any thoughts on the design? I'm not entirely sold on the master opening into the meals area however it seems like a better use of space so im leaning towards plan 01. Prefer the ensuite, kitchen and living arrangement and placement of bedrooms better. Also living area is much bigger. But it needs to suit your lifestyle and tastes not mine Where is north? You might want to consider which plan might allow more light in your living areas/alfresco. Ie ours was big pantry and laundry, right spot for the computer, etc Look at how you live now and which one will best facilitate that plus your list. I prefer plan b too I admit, though as tomcat said also think about where North is. You really want living room windows on the north side to make it bright, fresh and airy. Versaloc is a mortarless besser block system that still needs a properly engineered footing. If you just do a 400x200 footing it will fail in time.
