Browse Forums Building A New House 1 Jul 28, 2015 12:02 pm Starting my own thread as I've been asking any number of questions on other Glendale/Metricon threads. We're at the "Admin" stage and have had a few meeting with Metricon. We paid our initial deposit on 30th June and are currently working through the (painful) process of amending the design for the tender. Still on the fence as to how this will pan out, but hoping to get input from this forum to help us on the journey. Below are the plans we currently have based upon the Glendale 37. We've been to see the EP Glendale 38 and the Phoenix 38MR down in shell Cove, both lovely houses that are well above the standard Glendale finishes and floor plans. Major changes we've asked for so far are: Downstairs: Guest Bedroom and ensuite downstairs Extension to length across the living Add on 'workshop extension in garage (doesn't count towards the FSR) and we have the width Butler Pantry (need to move the fridge back to the same location as in the Phoenix) Upstairs: Moved the Master Bedhead to give two long robes Moved the wall to bedroom 5 Moved the bathroom in lieu of Bedroom 2 Change the bathroom to give bedroom 3 ad 4 WIR's and added a Linen cupboard Hoping to get tender sorted asap as we're concerned about the ticking clock on the 8 month price lock in Build thread - viewtopic.php?f=31&t=78995 Re: Metricon Glendale 37+ 2Jul 28, 2015 12:18 pm Hi NRyde, we are also building the Glendale 38 down in the southwest near Liverpool and currently waiting for council submission. Hope that helps. Dont worry it took me a while to get it aswell. Traditional facade would look good aswell! I know Monalisa chose the traditional facade. In hindsight we should have chosen the traditional facade aswell since we most likely wont be going to the balcony that often! Metricon Glendale 37+ 7Jul 28, 2015 12:39 pm Cheers Rose, Forgot to add that we're going with two Bi-Fold doors across the back: Trying to work out if they should be centred on the upper floor or gound floor (showen as upper floor - this moves them further into the kithcen space e.g. you have a door out from the kitchen as the first panel of the Bi -Fold.) Happy to get any thoughts/inputs. My big questions: how much detail do I go to at the "tender stage"? do I add in underwater tanks, 3 coats of paint, etc etc or just focus on the structural stuff and pick these details up in the post tender/pre contract phase..... I like the bifolds as shown so you have access straight out from the kitchen, that's great for entertaining and a feature we saw in a display home and loved. At tender stage you should put in the things that you already know you want, particularly the big things, and any major structural changes. That way the tender is a more realistic estimate of the estimated cost. At the display home they had one set of bi-fold so had the door panel at the kitchen. as we've gone with two sets we're having to choose between a door panel in the kitchen (as per display) or having the doors stack up outwards leaving the entertainment area free of the doors.... 1st world problems! Feels like having the doors fold from the middle out works best, but would like to get a single panel at the kitchen end if poss..... Sarking is extra 3. You now get the Thermann 26 continous HWS as standard. So are melamine shelves to pantry, wardrobes and linen, plus free standing bath tub as standard. 4. For the roof type, you will need to wait until tender presentation which has the prelim diagrams which includes your facade. Also, you mentioned a guest bdrm plus ensuite on ground floor but I didn't see it in the plans? Hope this helps. We didn't have the downstairs plans with guest bedroom, but will update later. If we make changes to the plan post presentation/pre accepting tender I'm assuming the 14days starts once updates are made? Getting concerned about making the 8 month deadline as we plan to be overseas for 2 months over Xmas.... It's actually 240 days (no allowance for public holidays, Xmas etc) It locks in the base price of the house, M increased the prices on the 6th July adding on an extra $6k, as well as any promotional offers/price like the Love Luxuries It starts at the point at which you paid the initial $2/$1.5k tender deposit. You've got 240days from that point to hand over your site to metricon to start build. If you miss this deadline, M can increase your build costs in line with their new prices at the point you do start build. Of course if you can show the delay is a result of M, or M delay, then you shouldn't see any increase. The clock is ticking so watch out! I've got until 25/2/2016 to complete design, contract, DA, move out and demolition.... I'm sure they will look lovely! Sent from the palm of my hand. The doors are on the ground floor opening out to the alfresco, there are two sets of 2370 high bi fold doors. Initial quote is $10k, to be confirmed at tender but will totally make the downstairs space. M have said that they are meant to start work on site 20days after approvals (DA finance etc) have been received. That 20 days comes off the 240 of course!!! I used excel to nail what my deadline is.
