My wife and Me and our two kids will be building our first home in Hilltop Estate, Carindale, Brisbane. And after moving back and forth from Metricon to Plantation to Simonds and now to Plantation again, today we have signed the contract to build the Oasis with Plantation Homes. I just have few questions that I hope you guys and girls out there will be able to assist: 1. Driveway - PH gave us price of $7,800 for 42m2 exp aggregate driveway. The driveway is not simple as we got council ?gully trap in front of our driveway so have to lodge application to council for driveway modification etc. however is that cost excessive? Would we be better doing it after handover? If we do it after handover, would the driveway company/person helps us with application etc usually? 2. 5L water tank with PH - $5600. Now we are building a pool as well, but water tank is no longer compulsory in Qld. Do you think is necessary? We are building with Plantation too, on the Gold Coast You might like to check out the general Plantation thread viewtopic.php?f=31&t=76821 as well as the SEQ thread viewtopic.php?f=31&t=76408 Because we did our place as a house + land package, we got the Plantation "move in pack" which included driveway, letterbox, turf to front, and clothesline, all for $9990. I guess maybe that wasn't available for you. about $8k seems fairly standard for a driveway, but because we're not doing it ourselves I can't help you specifically with that, sorry But I doubt the contractor would handle applying to council on your behalf. You may find it easier to just let Plantation take care of it. With the water tank, we didn't bother. Our estate has recycled water anyway for garden taps. You might want to check if your estate does too? We didn't actually find out about ours until they installed 2 garden taps and we asked our SS why... The Oasis is a beautiful plan! We are doing our driveway ourselves...luckily my husband knows a concerter who can do it for $3000. To me, $8000 is excessive for a driveway. You can always get quotes now with other companies and then pull the driveway out at tender. In terms of the rain water, we didn't elect to get it either since it's no longer compulsory. We have only included our house things that needed to be upgraded during the build, ie timber staircase, ducted aircon, ceaserstone benches to bathrooms. We were also able to cut costs with getting an external company to do the rendering right after handover (half the price of plantation) and sourcing the flooring from elsewhere. If the driveway is straightforward, I would certainly prefer to do it after handover. This is just because it is not straightforward driveway that I am not really keen (due to lack of experience of building) to do it after handover. Now I am really thinking to just cancel the rainwater tank. We have signed the contract today...I guess it would be Post contract variation if we cancel... I guess will go with PH then... You talk about deletions, are they variations or PS and PC adjustments? pleas list them 1 16542 Ask for references and speak to them.
