We have paid for the initial deposit for the site survey and soil tests. We have the tender presentation and are still going through the changes to finalise the design. Your upgrade list is very impressive. Yes agree about the downlights they are crazy $135 up here. I did wonder what was different upstairs, the huge WIR very nice. It is SO much more functional than what we are getting. We wanted the laundry to not open into the kitchen, as we would have lost one wall (allows to park the ironing board in the laundry!). Consider your fridge size and the fridge space - as we wish we decided on a fridge prior... we have to stick with a 610L. Stacker doors ask for rebated - so they sit flush with the dinning and family room floor (see my plans). This is structural so add at your tender (we added this at contract stage). Cost $110 per door - therefore $220 for the two. As Glendale is a metro, we upgraded the insulation to be same designer homes (cost $1k). Sarking is not standard - cost us $1,800. Appears you aren't getting a bulkhead in the family room? What will you be doing with the pantry? Will you be talking to Metricon to customise it direct with the kitchen supplier? We thought that the main bathroom shower area was a bit small (based on the display - I recall 900X900), so we reduced the bath hob size and increased the shower area. Laundry door - we are getting a sliding door (opaque) to maximise space in the laundry. It appears as you have increased the size of the study/guest bedroom, M haven't adjusted the window to sit evenly in the middle? No doors to ensuite bath area? I think it may be worthwhile - esp to keep light out (window above the shower area), and also, would this not impact heating and cooling of the room - given the large WIR? Yeah we are getting the slab rebates for both the stacker doors 2. Good points on the sarking and insulation upgrades. Will add them in. 3. We decided to forgo the bulkhead in the family room since we extended the guest room into the family room so it can fit a king size bed ( ). If we added the bulkhead then it would make the room smaller. 4. We are planning to get a glass cupboards in the Pantry and if too pricey will just install shelves instead. 5. Yup we are extending the shower in the bathroom to be larger also! 6. Cool we are getting the same translucent cavity sliding door to the laundry too Thanks! Sorry I can't help with a landscape quote, we are nowhere near that stage yet. But your concept is sensational! I reckon your missus deserves a foot massage or something for that effort brilliant stuff. Just a quick comment on your plan: From my reading I think garages are generally not insulated as well as the rest of the house, so you may want to check that the cavity sliding door for garage-to-house access is solid and/or well sealed enough to prevent any cold air seeping through on nights like tonight....brrrr! It's nowhere near a foot massage lol We did have some concerns re the gap on the doors esp the double doors for bedroom, planning to pop by the Hume doors showroom on the weekend to check out the doors. The WIR is indeed the one thing I'm most looking forward to!! It's gonna look even bigger once we relocate the WC.
