Browse Forums Building A New House 1 Jul 12, 2015 12:55 pm Hello all, Long time lurker, first time poster - love the forum with a wealth of info. Hoping to get some advice with my first home build. Almost at Practical completion stage, took a walk through the place (on an unrelated issue) and noticed the window to our bathroom is the incorrect size. According to the plans, the window is supposed to sit above the wc only, but as the picture shows, it eats into the vanity space which means the mirror would not align with the vanity and would look weird, i.e. they installed a bigger window than on the drawn plans. We only picked this up when the vanity was installed as the issue would not have been apparent otherwise. We just raised it with the builder and are awaiting a reply. Just wondering what could reasonably be done at this stage of the build with all the tiles, fittings already done? And is installing a smaller (correct) window going to be a straightforward job? Re: New home build - incorrect windows installed in bathroom 2Jul 12, 2015 1:22 pm First I would measure the windows and compare to the plans to confirm the window is larger than what is on the plan. Re: New home build - incorrect windows installed in bathroom 3Jul 12, 2015 1:56 pm Thanks AussieMark for the reply. Yeah that is what we would start off with when we next visit the site. The plans do show that the window shouldn't be over the vanity, so fairly confident that it was an oversight. Just wondering what could reasonably done if it turns out the window is in fact too big (very likely) Re: New home build - incorrect windows installed in bathroom 4Jul 12, 2015 2:12 pm Could you live with it? Removal and replacement of correct window will be difficult. Maybe time for fair and reasonable compensation form Builders to you considering how much it will cost to go to plan. Re: New home build - incorrect windows installed in bathroom 5Jul 12, 2015 2:36 pm well i would get a quote for what it would cost to rectify and then that would be what i would accept. That is what the builder would have to do anyway just saves them time. Re: New home build - incorrect windows installed in bathroom 6Jul 12, 2015 3:43 pm If the window is in the wrong location or is the wrong size then insist the builder rectify it. Nothing is difficult to fix, its just time consuming and a pain in the ar$e. For something that is an obvious mistake I would never advocate putting a price on it. That simply means you have prostituted yourself and the problem still exists. Re: New home build - incorrect windows installed in bathroom 7Jul 12, 2015 4:07 pm Good point mgilla, it would annoy the hell out of me to be honest. Re: New home build - incorrect windows installed in bathroom 8Jul 12, 2015 4:45 pm Thank you all for the responses. I too will probably see this as an annoyance (I've been allocated the affected sink by the wife)! And just looks like a design flaw for future resale down the track. My first preference would definitely be a full fix of the error. Failing a full reinstall, is a work-around possibly cutting a bit off the protruding mdf window frame to sit flush against the tiles, and installing the mirror over it? Granted, won't get to match the vanity length, but at least will give us greater coverage and making it look less obvious. Constant What you have posted isn't really readable and also needs to be compared to your architectural plans. Happy to have a look if you email me at 1 8909 The unit normally clips into a metal plate screwed to the wall, either plate is not flush, or unit not hooked in and could be hanging from the pipes partly, either might… 2 16262 Can anyone recommend a good/affordable retaining wall and fence builder that I can get a quote from located in Sydney? 8 47928 |
