We must have signed up about the same time as you with the 15k warralily discount and free evap cooling which we traded for downlights instead. We wanted to get our colours sorted asap so we could get everything submitted to gen fyansford. We won't be signing the contract until we have site costs locked in though. We have our prelim plans and our changes to those should be going to the drafties this week, our admin wanted to put them in Friday but there are still a bunch of things to be sorted out in the formal quote so I'm not sure if she will wait until that is sorted before she passes them on. The kids can't argue about the bedroom sizes but they are aruging about who gets to look at the backyard rather than the side fence! The middle bedroom with the smaller WIR will be my office. Sounds like we are both following a very similar path although we haven't been formally through colours but have stop in a couple of times to get half an idea before the appointment. I don't want to sign full contracts either with out site cost, need to be sure of what we are signing up to can't wait until stage 1 and 2 start building nears use to get a rough idea of what slabs they are getting. The Gen requirements are a bit stricter then ours, do they give you feedback or just a yes no on the design? Hadn't though of trading the evap for other things. We're pretty confident the amalfi facade is in line with what they want and we have already checked with their architect on a couple of small of issues and so far so good. But we won't know until more people submit just how strict they are acually going to be with the similar facades and colour rules. We actually hope they are reasonably strict (without being over the top), most estates have similar rules and yet you can't tell, I see lots of very similar facades in rows. I studied architecture at uni, I don't actually use my degree but my background has made me pretty particular about all the details (our sales guy pretends to love it but I'm sure he cringes when he sees me coming lol), I'd hate to have to change anything so the plan is to get in before the neighbours Your land looks pretty close now! It looks about the same stage as the first fyansford blocks which are meant to title in November. I bet you are going over the plan in detail, it great you have an inside. Yes they seem to be progressing well with our stage, it is meant to title in Decemeber, I am hoping we can get soil test and results pre christmas so that we can get contracts done and be ready to go early next year. Wont hold my breath but can only hope. Have you started a build thread? I was looking back over your thread yesterday and saw that you have been working with Rob too. He has been great! A bit over worked though. I had my suspicions when I first found your thread and saw the "locks keyed alike" bit in your first post. I received an email from Rob around the same time that said "alike locks are keyed alike" and I thought what the?! I didn't ask about locks lol. When I read your post and we were at about the same stage I figured it could have been just a coincidence or could have mixed your question in with ours. Thinking about your facade again, do you have bricks in mind? If you go all brick are you still thinking a feature brick to the blade? A question I haven't asked anyone yet - how do we know when the site is ready for soil testing? Rob said it should be before the land settles but does the developer notify us or kings or is that something we need to be chasing up when settlement is nearing? Do you know? Re: Our second home- JG King Memphis- Facde choices???? 66Sep 15, 2015 4:45 pm Yes Rob has been great and agreed a bit over worked when we were quoting we had emails from him at midnight answering questions we had sent him. That's funny about the key alike email, it must be so easy to mix all the questions up. We have a short list of brick we like and need to go to the brick place and get them to give us the address of a few house with those bricks so we can see what they look like on a house (Austral bricks did this for us). Still not sure about the blade.. I am thinking option 3 or 4 at the moment but if we go full brick maybe we could do a feature brick. For soil test the developer and Kings must talk as both Jess and Rob have said that they should be able to do the soil test pre-titles. So guessing King let the developer know they are building on that block then when they are able to do soil test the developer must let them know. Maybe should ask the question. I debated when I started this thread if I should or shouldn't but it's be good sharing ideas and getting opinions or just waffling on about what we are doing. It all goes in a data base, she did say the name of it but it was all double dutch to me, sounded like it covers all developments, and they get notified from them. She did say if we can see everything looking ready to let her know because occasionally they may not be on to it for some reason but usually it just happens automatically. Bricks are tough, thats the bit that scared me the most! We spent many weekends driving around with lists of addresses (the kids hated us for it!), and then you still don't know what the batches are going to look like when the time comes. My cousins is costing around 30k . Im pretty hopeful that ours in lara will stick to the $12k budget. I have only heard good things about bisinella developments that they do the land right and lara soils pretty good most builders have said. Fingers crossed anyway i must admit until i have those figures i will be nervous. We r dealing with robert in watallily display centre and are really happy with his service and the whole experiemce so far Honestly to me nothing needed to be changed other than larger windows throughout the living/family areas (because thats what appeals to me big open windows to see outside and let as much natural light in as possible) The meals area is a huge size, in the display in warnambool they even had a 2 seater couch and small table along the wall of bedroom 2 in the nook area. All the living areas had great size spaces you could create different zones easily. The only change i would make is to make sure your laundry door comes opposite the cloak closet not the hallway. We have tossed around the idea of changing the ensuite i prefer open toliet and hubby wants a door to ensuite. The walk in pantry was fantastic size. I did see on a blog online that they made bedroom 2 into another room off the kitchen and shut off access to the hallway so it wasnt a bedroom as such. But my opinion was between the family, living, study and nook areas there was plenty of space for other things so why would you loose a bedroom. Hope that helps. We also had Rob and he was fantastic. Went above and beyond for us. We have played around with the wir and ensuite a couple of times but it is still standard at the moment. The nook we play on having a study desk.Overall though the plan works well for us. I think you posted earlier on that you were quoted 12K provisional. We're building at Lara Central too and got quoted 18.5K today!! Eeek!!
