We live at narellan vale, so wasnt too much of a change. We are going to be building the Eden Brae Cremorne 37 +2 sq (with added third garage). Really getting impatient waiting on registration though. Hoping it will happen in June (fingers crossed anyways). Ive been waiting for other manooka residents to show up on this site. So im glad someone is in the same boat we are. We are lot 224, not too far from you. Will the 1 and 2 lot numbers register at the same time? Did you get told registration in march/april 2013 originally? I got the email about the builder access now available for soil test etc and that the last 2 things before registration are left to do. Hopefully this will be quick. I dont know anyone else who will be building in our estate, except you now. So im glad to know someone. I have been taking photos along the way since right back before the site had even been started, was good to watch the development. We are living in Currans Hil ATM, We have a few friends which have also brought in Manooka. Should be a good neighbourhood. Good size block and facilites. We are building Wisdom Manhattan 36. Cant believe you know so many people building in the estate, at least you know you will have good neighbours. They will be so close to you... im slightly jealous im on the other side of the estate now. I love the wisdom manhattan, i like the oran park display house (except for the tiles in the downstairs bathroom). We signed up with eden brae cremorne before we saw it, but the ground floor is sort of similar to the manhattan. Glad to hear you are from the suburb already and are staying there....so im sure it will be a good little estate... Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 7Jun 03, 2013 6:13 pm Candice, That a good block you have and the Eden Brae is as you say similar downstairs...I know what you mean with the Wisdom display at oran park..a little bit over the top in colours and detail we think.We did get told registration was to be around easter but having done this before a few times knew that wasn't right.Still it is getting a bit long now winded and hoping it will be very soon.So we understand all lots will be registered at the same time...the next release will then probably start soon after as not many blocks in our release are still available. Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 8Jun 06, 2013 3:28 pm Hi, I am looking at buying in Manooka Valley across from the park, however im still unsure about the area as it seems the land has been for sale for over a year now and they still have quiet a few lots remaining (just under half). Does anyone know why this reason is, maybe lack of advertisement? Most land around this area has been snapped up as soon as its been released (or not long after). Is there something wrong with this area, it does seem like a very nice place. Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 9Jun 06, 2013 7:30 pm Hi AW888, I was thinking the same thing about vacant blocks... i do think the lack of advertisement is a problem... we only found out about the estate through a flyer in the letterbox.... we also wanted a big size lot, which the other estates nearby dont have....except for harrington grove which is ALOT more expensive and you have to pay weekly fees for the country club... which are like $55 a week at the moment...but who knows in a year or more... didnt want to be paying fees that i didnt have control over the price....so we ruled out harrington grove (for the fees and price), spring farm (too small blocks), hermitage and gregory hills (smaller blocks and smaller streets)... also manooka valley is a lot smaller estate than harrington grove, oran park, gregory hills, spring farm and the hermitage which are more like new whole suburbs.... whereas manooka valley is an extension of any existing suburb....so not as well heard of i guess due to this too...so not many people know it exists another thing is a fair bit of the land is sloped as well... so would turn off a few people when you can buy flatter blocks else where.... we were lucky and our block is pretty flat....otherwise we would have been hesitant... This land was registered and there are still some blocks for sale. They are fairly flat, we didn't have to pay any more for site costs than the basic and high salinity. Since it is a smaller developer, I don't think they pay the marketing and advertising like other developers. Hi AW888, This estate to us is good value and as we say the lack of major advertising and that people are being drawn to the newer suburbs of Gregory Hills and Oran Park is probably the reason for the blocks not going as quick.Nothing wrong with the land or the area as we have lived in this area for over 22years and you will be hard pressed to find big blocks like this at this price close to existing shops and schools. Once registered (early July) and building starts i think you will see all remaining blocks sell pretty quick. I am currently living in currans hill and it is a good area, Quiet and generally trouble free, I would have no hestitation to recommend someone move to the area. Harrington Grove was a contender but we couldn't justify the premium and the annual fee's (that would only increase). Building with Wisdom a Serenity 26 + some extras. Hopefully the land registers in the next couple of weeks and we can all get things started, it has been a long wait. Spoke to the valuer today for our mortgage as he couldn't find our lot, he implied that the valuation would be well below our build cost (by $40k or so), has anyone had any problems with this? He said it had to based off similar sold properties in the area - therefore those sold in Currans Hill. Based the land value off our sale price. Being in the Currans Hill suburb doesn't help this, I wish the suburb could have been Manooka Valley. Can't wait to get in. Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 19Jun 20, 2013 8:39 pm Hi SiddoInOz, Welcome to as we might call it "WISDOM PLACE"....don't worry about the valuation it means nothing at the moment.We sold our house 12 months ago in Linton RD Currans Hill for a then record of $545g and later because (it was one of the biggest in currans hill 40sq) we were told by our agent it would go for $570 now, so I think they have nothing to compare to at the moment so its a bit of guess by the valuer.When all the estate is up and running with the large blocks and presumably larger homes in place than in other estates the value of our homes will certainly increase.This will probably raise the prices also for established homes close to our estate in currans hill too. We have pre-approval but these are always based off a valuation coming through of at least the purchase price. This valuation is an amount that is reflective of the property value on completion. For example (not real figures). Our total land and house price payable is for $600k and we have 20% deposit, therefore need to borrow $480k. If the bank value's the property on completion at $40k under what we are actually paying they will only approve a mortgage of 80% of $560k = $448 leaving us with a gap which needs to filled out of our own pocket of $480-$448 = $32k on top of the 20% deposit. Same if you pay an inflated price on any established house, if the bank's valuation is below what you paid they will only let you borrow up to their valued amount or they put themselves in negative equity should you fold on the loan. thanks guys! yes this is how I've exactly raised it with the builder. still awaiting response. 12 6407 Howdy all.
