Browse Forums Building A New House 1 Apr 23, 2015 4:15 pm Hello folks...
I have been a long time fence sitter but as we are just waiting for final plans to be drafted, excitement has got the better of me !!! We are building 'Wedgewood' design and so far... I have been super impressed with most of the aspects in the planning stage. Renea the pre-start lady is awesome and has replied promptly to each and every email. I'm not sure how to attach pictures but will hopefully do so soon. Any advice for us as first time builders ? Re: Building APG breakthrough 2Apr 23, 2015 4:33 pm Have a good read of the "Things you forget " thread particularly the summary on page 32. viewtopic.php?f=31&t=5823 Stewie Re: Building APG breakthrough 4Apr 24, 2015 12:03 pm Hi! My last build was with APG and I had a great experience with them! Good luck with the next phase, exciting times! Re: Building APG breakthrough 5Apr 24, 2015 12:09 pm Thanks stewie... Might be a tad late to change things now but it's a good link. Petad, we are building SOR in Seascapes, Halls Head. Fantastic four... That's positive Do you have to join a photo sharing site to put pictures on ? I'm technically challenged !!! Re: Building APG breakthrough 6Apr 24, 2015 12:15 pm I use tapatalk so can upload them straight off my phone! Re: Building APG breakthrough 7Apr 24, 2015 12:34 pm Following, we are building down the road from you in Dawesville. We looked at the breakthrough range but they didn't suit our block. We are taking a spin off of the Midoro. We are just a bit worried about a few things. 1) APG do single phase connection rather than 3 phase (which are offered by Peter Stannard Homes & WBN). Don't know the implications of having single phase versus three phase. 2) APG are quoting a lower site works cost than others. Don't know if that figure will blow out later? How do you select between brick injected versus limestone for retaining? 3) How do you guys find the quality of kitchen cabinetry? Re: Building APG breakthrough 10Apr 24, 2015 11:51 pm Vasqla, You can upgrade to 3phase at pre-start think it costs around $500. Our coastal conditions were under estimated but site works were similar to PWC. We had a look around an APG home build last year, we asked the owners their honest opinion - mostly good feedback with few usual delays etc... the house was beautifully finished and kitchen quality looked good. Archetto - ditto, we looked at Ben Trager and considered your adapted design but decided on APG because I like bricks and we found a design that seems to work well with our block. Hi Seaside I hope you pay as much attention to (engineering) new coastal requirements (eg , wind, corrosion, durability, etc) as you do to the finishes at prestart remember to take heaps of photos and thanks for sharing. PS you might also want to consider setting up a google a/c Things to consider 1. You can link images.... to Home one 2. Cloud based storage.... upload storage is independant of your computer. so if you choose to change computers no problem 3. You can store pdfs, docs, photos etc to one folder and designate people in your group and control content 4. Google is also moving to app based simulations...Simulations and browser based apps will predict the life cycle of your build, cause -> effects of Defects and it is the future IMO, etc, etc. HTH Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Building APG breakthrough 12Apr 25, 2015 7:44 am Can you point me in right direction for what to look for in final plans? I have no knowledge of these things so any assistance is appreciated and any links to new coastal requirements for WA would be fantastic. Don't know if that figure will blow out later? How do you select between brick injected versus limestone for retaining? I suggest you nail down all site works cost beforehand, as they quite often turn out to be a (sticker) shock at prestart PS Corrosion is a major concern in reinforced block/cavity fill, so increased cover is very important, it is being reviewed under the standards.Lime stone blocks dont corrode period. vasqla 3) How do you guys find the quality of kitchen cabinetry? Sorry cant help here, my wife tells me I have no design sense and I should stick to engineering Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Building APG breakthrough 14Apr 25, 2015 8:38 am Seaside Can you point me in right direction for what to look for in final plans? Sure no problems, I try to follow posts when time permits, if there is anything urgent hightlight or leave a PM. Remember people make mistakes, the secret is to identify and fix them quickly, before they become major problems down the track. Following! http://www.housebythewater.wordpress.com From blank block to new home in Mandurah, Western Australia. viewtopic.php?f=31&t=65564 Re: Building APG breakthrough 16Apr 25, 2015 1:29 pm Been stalking your both your builds housebythewater and archetto We not upgrading much as trying to keep within budget and will improve things after handover. Going to add some of the new ikea metod kitchen cabinets to kitchen and laundry as I love their new hidden drawer range ! Archetto, there are two Ben Trager homes very close to our block at similar stage to yours - Ben Trager homes have a lovely modern feel about them! Can't wait to see our final plans Re: Building APG breakthrough 17Apr 25, 2015 2:38 pm We didn't upgrade much either will do it after, we only did things that would be hard later like the bench top stone colour etc. Ah cool, they seem to be poping up everywhere! Look forward to seeing your final plans and colour selections Our build thread: https://forum.homeone.com.au/viewtopic.php?f=31&t=70984 Re: Building APG breakthrough 18Apr 25, 2015 5:35 pm Thanks guys on the advice on site works and the three phase connection Can't believe the APG sales person told us he has never heard or come across a scenario where an upgrade to three phase was asked. Re: Building APG breakthrough - plans 19May 01, 2015 9:45 pm Final plans arrived... Picked up on a few discrepancies, but I'm really pleased as the amended layout suits our needs. I've also attached the initial pre-contract image that they did for us.
