Pros - got to see our facade finished! The cons - a few defects found. The most serious defect being flashing missing from the sewer ventilation pipe coming out of the roof, meaning there was a big unsealed gap that water could get into. Luckily it's done no water damage and is priority to get fixed though. Some other issues found - like wrong bolts being used on alfresco beams, return air not completely sealed, seal around the laundry sink not fitted properly, moisture barrier for the slab fallen under soil in some areas, flashings and cappings not having the correct fall on them, along with a few paint, render, mortar, chipped wood, and cosmetic fixes needing to be done. Hopefully won't take them too long to fix. Looking forward to getting these floors down and moving in! Hopefully they'll be fixed nice and quick and you can get that floor in there so you can move in. Just glad there's no water damage done from the unsealed roof. That could have gone bad. We were expecting a few things too (you gotta when building a new home ), but we're pretty happy.. as long as they fix everything as they should. Inspector did compliment our sink too Highly recommend getting a private inspector though. The amount of things they find is unreal. Best money spent. Thanks Saint. We're hoping for our hand-over to be done by next Friday now too, just waiting on dates for new gutters and new bathroom window. The inspector was $630 for a single story home. Best money spent in my opinion - considering the grand scheme of things that you're investing in. You'd be crazy not to get it. Though, keep in mind - if you do have a private inspector go through Friday, give the inspectors a bit of notice, and chances are you're settlement will be pushed out cause of it. Though - what's a 1 - 2 week delay if it means everything is 100%? Lucky your inspector picked that one up before it starts raining heavily! Just glad it hasn't caused any hiccups. Our SS is rectifying everything we've raised too, even things that usually gets disputed or thrown on the "it's in tolerance bin" - happy as with him... Even as small as the shower screen logo being at the top and not the bottom - he's making them come replace the whole shower screen for us. Cladding has been added to the alfresco door pillar. Front door frame has to be completely replaced - that should arrive within the next few days. The front door's delivered already. Tiling has started - turns out it's our new SS's best tiler. Let's just hope he doesn't ruin his reputation on our place Met the new SS with a slab yesterday morning. Pretty good guy, super organised, happy to sort anything I pointed out. Says we should have hand-over in about a month. Painters also arrive any day now. I can't remember how much it was to extend the tiles, but from memory it wasn't much? (Approx $200 or so?).
