I thought we were part of the Camden council butthe plans came through and it said Campbelltown Council. You must be on the North Eastern edge of the development? No were just opposite the proposed oval and primary school. Maybe it was a mistake. Will just have to wait for the new tender and plans to come through to confirm. My builder also said same timeline but I checked land registration details in developer's news letter and found that "Stage 1 lots will be progressively registered after May 2016. However, I did remember reading the same newsletter which does say May 2016. A friend who bought in Willowdale has had his land registration pushed back a couple of months. Last month, a sales consultant selling in Willowdale said it was normal that land registration gets delayed. He laughed saying that he highly doubted that land would be registered in Jan unless they started "right now". We drove past two weeks ago and it was still rolling hills and cows. Do you reckon the builders are saying January 2016 to rope people in? We aren't fussed though, we are hoping it gets delayed as long as possible The newsletter also states "Construction will commence at Raby road in the southern part of the site in Late April this year." We were told we do it "after". I'm presuming "after" means after handover? We received our house plan and its states that the fence is "lysaght 'smartascreen' 'grey ridge' colour or similar". I'm sure the grey ridge colour is the same one as the display home fence in Willowdale. The fence only comes in three sizes: 1.5m, 1.8m and 2.1m. The plan states 1.8m is the highest allowable fencing height. Just wondering. Have you guys received your land contracts yet? We bought ours after you and it's been 4 weeks and nothing. When we put the holding deposit we were told within the week, then 5-10 business days... I thought that all of emerald hills would have been camden council as all of the council draft planning was done through Camden council but who knows.. I think they should have our land registered on time as they are building a homeworld display village which they will want to get happening ASAP. Good to see that most of us are close by. My cousin has actually just bought directly across the road from you guys Lot 1201 and im only 8 or so houses away. Also from what i was told they have started on the estate in the last week or so. When we first interested they said land registration would be Jan 2016 but after a meeting with the developer pushed it back to April. We don't mind, as long as they don't give us false expectations. Hi Figs01, My name is Christina. i bought my lot 1111 on 18 Mar 15 from New Living Homes. may be only few days before you bought ur block. Yes, we need to find out when is the land registration date. I will confirm it with Courney in Spring Farm (the staff who looks after my sale matter). i have been to Willowdale and Spring Farm display room. both display room are ok, afforadable standard except i have additional pentry attached with kitchen. But everyone pls note that there is no power point outside the house. So u may need to add one ($125 each outdoor, $54 each indoor). i just found it today and asked her to add one on Alfresco for me. the colour selections are very limited too. i am still wondering if the kitchen cupboards are lighter colour or darker colour will be better. i have found a very good local tradeperson to do my landscape and the price is much cheaper than NLH. Also i am trying to find out what is the drive way concrete colour. i like the display room drive way colour (light blue grey), but i have been told that it is charcoal which is black. For land contract, u will never get it untill u have signed ur building contract. Otherwise u can easily assign another builder to build ur dream house after u got land contract. in my proposal, i have been told that i need to pay 5% building cost and exchange on land with Emerald Hills by the 1st of June. I believe that it will apply to ur package too. i am stilling waiting for the updated tender and i have to drive down to Spring Farm again to sign the building contract and pay 5%. All colour selection samples will need to done over there. So i have to go there again ( i live Epping, it is too far away for me to drive down to Spring Farm). We'd better pay it as quick as possible as the NSW Residential building law has just been changed and builder can charge deposit 10% of the contract price. Nice to share the informations with you! Will it be a big issue? if u have a look at master plan, u will see it in the left side of the map and pass shopping centre and parks then towards Camden highway. also another small overhead power line and gas pipe line in the right side of the map. I am a bit concern about these lines although they are not on top of our blocks. Christina Hey Christina Hopefully we'll all be good neighbours! Just a quick question with the Building Contract, NLH won't email me or give a copy so i can give it to my solicitor to overview. They basically said that the standard sample HIA contracts are good enough and that the building contract is similar that. They also said after signing the building contract if we have any changes to the house on anything we can put in a variation form. We thought - the school? Really? We're pretty far from the lines anyway. Just before we signed up a block (Lot 1128) became available that had the reserve across the road, we thought hell yeah! Makes the street a bit quieter and being a small block we are glad we've got some space to kick a ball or play cricket when kids come along.
