Here's the story so far...
Myself and my partner are first home owners in our mid-20s. Currently living in Brisbane but will be moving north to Mango Hill to build. We bought in stage 5 of 20 in our estate, which will eventually have a lake, commercial/cafe precinct and train station in the centre.
Registered interest in our developing estate in March 2014 and made initial contact with Coral Homes. Began the finance process with a broker around the same time. Got pre-approval for estimated house/land amount in July 2014. Land was released in September 2014 and we got offered our first preference.
Then at 5pm the day before we signed contracts, the developer told us they were reclaiming our block for the future display village car park. They offered us a choice of leftover blocks but none suited our floor plan and quite frankly, they were leftover for a reason. As soon as we decided to walk away, another block suddenly became available! So it all worked out in the end, we signed for a bigger 567sqm corner block which cost only $5k more. Worth it!
Signed preliminary agreement with Coral Homes on the same day and spent the next two months twiddling thumbs. Received our first modified plans in November 2014, full of mistakes.
Lots of problems with the bank made finance a hugely stressful process. Because we weren't ready to sign build contracts prior to land finance due date in November 2014, the loan had to be separated into two. This caused internal errors with the bank's loan processing, meaning we actually did not have unconditional approval on the land portion on the due date, and the block was very nearly sold from under us. Thankfully it all got sorted but not without a lot of drama.
Waited another month for the second set of plans which we received just before Christmas shutdown, still featuring some mistakes. Land registered early December 2014 and we settled the week before Christmas. Yay!
So now we're waiting for our third set of modified plans and the first tender, which should be done in January 2015. Then contracts, selections, various approvals, and onto construction as soon as possible!
