And we are still happy with it (Even if I'm now doing the doubting thing about the caesarstone being the right colour!) Should everything be listed in them, for example it doesn't show we have upgraded the front door to timber coat and it not itemised on contract. Also doesn't show that we have chosen a non standard caesrstone for our bathroom vanities. Also something else I need to vent about we have chosen to put a small vanity with a single cupboard undermeath in the WC in the contract it says for owner to supply and they will not take responsibility for theft and breakage however there is still $550 in the cost column I think this is absurd the original plan showed a small hand basin only but now they want to charge this fee for what seems like just for installation. Also another thing I don't know the contract price shown do I then take the total 5k we will have paid off this total 2k from first signing with them and then 3k to accept contract. So it would be say 277-5 leaving a final price of 272k. Is this correct? see below about vanity. For us, our builder did a final review at the end of pre-site to confirm the colour selection matched the contract, and we had a variation to bring a couple of things that had been missed in line. For the vanity, it's standard for the builder to not insure/cover your own items for loss or damage and also to charge you for install. If you think the price is unreasonable, you might want to delete the whole item (for their credit) and install it yourself after handover - it might be cheaper. The contract price is the total price so yes, you'd take what you've already paid off that. I am thinking of getting plumbing to there and do the rest later. Yes the front door is an upgrade so was surprised to see it wasn't there. However they had included the frosted glass. If it's just a colour/finishes selection that has no effect on price then there is a separate document for that which itemises all of those things. With regards the other two items - pretty much exactly what Ilaeria said. - Vanity: just do it yourself afterwards if you can get a better price from a local plumber etc. - $5k deposit: comes off the total "contract + variations" price($277 - $5 = $272). You have essentially pre-paid part of the cost of your new house. Stuff done by them are outside the contract if it's over the allowance. So the Basin is yours although beaumont will install it. The contract should reflect the upgrades definitely. We got a price in ours for a basin in the WC, I'll check it later this morning and let you know what it cost supply and install. As for other things I think there was a few things that came through after contract signing. I'll check those too! (We're now officially living with in-laws, things are a bit nuts at the moment). Also how does the nbn work? What will I need to use and access it and to make is wireless. NBN The NBN is basically just another way of providing internet to your house. In the early days of internet, the only way you could get it was by using the copper phone lines that came into your house and hooking them up to a modem (which you then connected to your computer). These days, copper telephone wires are still used - although with much more advanced technology (ADSL/ADSL2/2+ etc) to get better speeds. In addition, there are other options such as HFC cabling (like the cables used to get Foxtel to your house), but these are not everywhere - just where companies like Telstra and Optus thought they would have high enough take-up rates to make it worthwhile installing to a particular suburb. In all of these cases, you still get a modem and use it to connect your computer/s to the cabling coming into your house. So, to the NBN..... without wanting to make this political, I won't go into the whole issue of cost vs benefit etc. The previous Labour government proposed a plan that would roll out Optical Fibre cabling to every house (I'll say "every" here because whilst a number of remote parts of Australia wouldn't have got it, over 93% of the population would have got the brand new stuff). The current Coalition government has proposed an alternative which combines some new Optical Fibre to certain places, some version of the HFC type cabling to others and some sort of ADSL over copper wires to yet others. Again, not getting into the argument of which is more worthwhile - the end result is fairly similar in that the majority of Australians will have access to reasonably fast internet. Instead of having all these different providers, each with their own cabling running around the neighbourhood (often duplicating other providers' cabling in the same street), the National Broadband Network seeks to provide one single infrastructure network (albeit with a number of different technologies) which are then sold to the consumer via resellers (Telstra, Optus, iiNet, TPG, Exetel etc etc etc). What you will need to access it So the NBN is basically just the wires that get to your house. What you need is some form of modem to allow your computers to connect to these cables. Exactly what sort you need will depend on what version of NBN cabling you end up with - but it's not really something that you need to "plan for" as you will just organise this with whatever re-seller you sign up with at the time. What to do inside your house This is where you want to start thinking about things. If you are happy to just go wireless in the future, then you really don't need to do much except make sure you have power points in the right places to charge/run your devices. As long as you select a modem that has a wireless option or add a wireless router to it, the whole benefit of going wireless is that you don't have to think of anything except where to place the wireless modem/router to maximise coverage in your house. However, if you think that you will want to be doing multiple high speed file transfers and/or high quality video streaming, then wireless may not be acceptable and you might want to start thinking now of running some Cat5e or Cat6 ethernet cabling around the house. Note that this doesn't have to be everywhere - just to those places where you think you want the extra bandwidth. For example, in our place, I am looking to run data cabling from a central point in our house where the wireless router, switches and networked file storage devices will be located. This cabling will go to my office (so I can transfer large files quickly to and from the file servers and my PC), to the wall where we are thinking of putting the TV (for potential future video streaming) and possibly to a point upstairs for some future usage that we haven't thought of yet. For everything else (laptops, phones, tablets etc) WiFi will be sufficient. In each case, I will probably run two data cables next to each other so that I have the option to add a second device nearby if required. If it were me, I would put it in the "Kids Retreat" somewhere. Maybe create a little shelf between Bed 4 and the WIL in the Retreat. It will be in plain sight, but tucked around the corner and with tidy cable management it should be ok. Definitely put the wifi router as central as possible and away from metal surrounds.
