Browse Forums Building A New House Re: Coral Homes general build thread 4301May 26, 2016 6:58 pm Im not too sure about the housepad, the excess has been dumped on top towards the back so i guess so as it would get damaged as the remove it? _________________________ Building the Noosa 26 with Coral Homes https://forum.homeone.com.au/viewtopic.php?f=31&t=80794 Re: Coral Homes general build thread 4302May 27, 2016 6:06 pm Ok so 100% if they have ordered excess they have to remove it because all they are supposed to provide is enough to give you a level house pad at specified height. So based on that you won't see a credit- as they have supplied what they were supposed to (plus more- they just now need to take the excess away). This is of course assuming that the house pad level is correct which it should be. Having said that make sure they remove it rather than waiting until they do trenching for plumbing, dumping that excess together with the excess ordered fill, in case they then ask you to remove from the block/leave it there for you to dispose of (because you will note that they expressly state that you have to remove excess soil from trenching). That's what happened to me. We had almost no soil from trenching but they tried to tell me all of my excess WAS from service trenching and that I had to remove, when the bulk was from excavation. At the end of the day I was too tired to argue so when they agreed to spread it down the back of my block I accepted. It's now too high but never mind. Just a note- tell your SS if there IS any excess soil from trenching, where your preferred dumping point is. They just dumped ours up the front and then expected us to navigate around a slab to manually move it C U S T O M. C O R A L. Yay. Looked up the council online DA tracker this morning and see we have been given approval, finally!!!! I rang council almost 2 weeks ago to ask about if there was a problem with our application, after everything lodged for about 2 weeks after ours was approved, to be told that they needed to send our plans to Ausgrid for approval as we have an electrical easement on our block. But that wasn't the hold up. Apparently they had been waiting on Coral to redraw the plans as they hadn't included distances to the easement ( which is usually a standard). From what we could determine, it took about a month for that to occur!!( none of which our coral lady told us about when asked) I called into the land sales office of our estate on Thursday to ask about another issue and they asked about our progress. They were a bit shocked, told me to leave it with them and whala, this morning we finally have approval, less than a week before we need our start date issued. We have certainly cut it fine and hopefully got in before they start to charge us for extras. Anyway we are about to build our daydream32 in Chisholm, in the Hunter Valley in NSW. After depositing on our block Jan 2015, and waiting forever for settlement and land registration we may be finally starting soon. Not sure of our chances of being in by Christmas anymore, but am still hoping. Re: Coral Homes general build thread 4305May 28, 2016 4:32 pm Hi Becs Coral! If you are issued a start date that's before the end of June, you should be in before Christmas, barring major holdups. Best of Luck! Re: Coral Homes general build thread 4314May 30, 2016 10:14 am So the guy who is looking after our job now met the plasterer on Friday and the plasterer has said there is a structural issue that's why the plastering isn't level or whatever the case is. SS is calling me back today hopefully to tell me what the real issue is, fingers crossed it isn't a structural issue and the plasterer has just done a bad job. Our house has been sitting there for over a month now with nothing done, I'm starting to loose my sh*t. Re: Coral Homes general build thread 4315May 30, 2016 10:17 am So sorry to see your build progress disrupted like this. Best wished for good news when your SS calls you. You should check your detail drawings, it may show downpipe within brick pier. 14 14171 Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder… 2 13983 In Qld it is a requirement that a builder must have a cost breakdown, for building a home to the same specification, with the same inclusions and the same finish. So ask… 1 4365 |
