Please need some help.
We are building a new house in Narre Warren South, VIC and recently got the soil test report. As per the soil test, site has been classified as Class M with specific recommendations for footing depths and allowable bearing pressures are given in following tables.
Table 1 (Slab on ground) "Minimum excavated depth to base of (MM) Edge Beams for BH1, BH2 & BH3 400,foundating material "Sand Clay" Allowable bearing pressure (kPa) 110+.
Table 2 - (Strip/Stump Footings) Site No. BH1, BH2 & BH3 Minimum depth to base of footing (mm) Strip & stump 750, Foundation Material "Sand Clay", Allowable pressure (kPa) 140+
Report also says waffle footing system appropriate to Class M site reactivity in accordance with AS 2870-2011 may be appropriate for the proposed dwelling and construction site is near flat.
Fill of brown silty clay was found to a depth of 200mm at test site.
House will be 32.5 sq.
Builder is asking for another $6500 to put the additional edge beams around the slab. Is that what it means from the report or the builder is just trying to charge more?
