I personally like option 2 facade because of the tones matching and not too many different colours but I think whatever you pick will look great! Do you have floor plans? My family and friends just aren't that interested so its hard to get opinions on anything!!! Yeah, I like option 2, well I like them all XD But I have been considering the idea of having the darker render over the windows and the light render on the pillars, instead of the reverse which is what I was originally considered for exactly that reason.. want to make the entrance pop! I do have floor plans, they were custom designed for me so I haven't shared them as I don't want anyone to copy (Silly I know!) I might put them up soon though, waiting on the final drawings from the builder as I only have a rough concept plan right now. Once I get that I might put it up for some ideas. Would love to see what your building Yeah, my family and friends are quite over my house. Even though building is more than 6 months away I can never stop thinking about it. I love my plans, I just told the builder what I wanted in rough terms, i.e. 3 bedrooms, single garage, open plan living, had to have a separate toilet and laundry. I just loved the plans they drew up, better than anything I've seen with other builders (particularly at this size.. it's tiny!!). Had a great feature entryway and extra closets, plus the ensuite is nice and big and not square (which every other house seems to have), they also got the solar passive thing down to a T. Plus the quote was great, things other builders wanted to charge me $$$$ for, they have included in the base price like TV antenna, two garden taps, eaves to the front, feature front door, alarm system, lock to internal garage door, external venting or range hood. I was really impressed. Re: {Dawn} PLEASE HELP ME - Render & Facade options (pics) 29Nov 14, 2014 4:46 pm I don't as yet, I'm still waiting on a quote to decide on which floor plan and if I'll go 3 or 4 bedrooms but I'm 99% sure I'll be building with coral homes because I love their inclusions and they have a feeling of home for me.. Not over complicated plans either! Some feel like a maze! Haha I know the feeling, my land doesn't register until June.. I have house plans and builders display books everywhere lol. Wow that sounds fantastic! It's so hard to find something that feels right, and the inclusions are awesome! I forgot to ask to include the driveway for my quote.. So I'll add that to the quote when I get it.. I have a brushfire rating of 12.5 as well so I've had to add that although better safe than sorry! I've gone for 3, enough for a small family and as its only a small lot, didn't want to overcapitalize. I don't think we have Coral here, I did see some nice plans but I love these ones the mooost! Haha, I had a pile of booklets and designs 10 inches high! I've thrown the majority of it out now that I have some focus, but it is fun to look through it all at the beginning. My house is nice and simple, hall way down the middle with bedrooms and bathroom off that, and then the open planning living at the rear. Yeah I got really lucky with the inclusions. I have a driveway included in my quote but no fencing or landscaping, figure can do it cheaper myself. Yeah, it is a race course. Though they've started to pull it down. Good news is the ground is pretty flat so no major site costs at this point and lucky no flooding or bushfire issues either. Which is good as I need to keep my costs down. Tiiiight budget! Re: {Dawn} PLEASE HELP ME - Render & Facade options (pics) 32Nov 19, 2014 7:56 pm I definitely don't need the 4 at this stage but pretty much all other houses in the area are 4 bedders and they sell for 50-100k more than the 3 beds here.. I guess it's because of the family focused area.. Plus my quotes were only about 10-12k different between 3 and 4 so I'll see what I can do once I get my more thorough quote (should be tomorrow I'm told - fingers crossed) I think coral is qld nsw and sa but they seem to stick with the city areas.. Lol that sounds like my pile! I've done a huge cull too and just kept my very favourites.. Good to get ideas though of what you like and don't like.. It's always different though when you actually visit the displays The design sounds really nice! I'm excited to see it take shape! It sounds like what I like, nice and clean and simple but still homely.. Yep I agree with fencing and landscaping! I'd much prefer to roll up my sleeves and plant the garden beds lol That's so cool!! I just sent through approval to my builder on the amended floor plans, I'll try to put them up this weekend ^^; I'm pretty happy with them. I wanted a 12.5m frontage, but was too expensive. Then I was going for 8.5m (smallest around), but really glad I went with 10.5 now, though I had to change estates to afford it. I know I want a dog at some stage, so I really wanted a reasonable sized backyard, should be about 5.7mx10.5m on this house If I had gone with a 5k cheaper block, would have been 2.4mx10.5m. WAY too small. I think I've done okay, I'll managed to keep the land under budget, the house has crept up by about 5k, but if I don't spend anymore I should be okay. Best news I've had is that my builder has 600x600 porcelain tiles in their builders range, so only paying for ceramic! Thinking of having this tile throughout. Hopefully get to do colour selections SOOOOON! So excited to do that part. You should start a thread! And show off some of the plans your considering, would love to see. If everything is 4 bedroom and you can afford it, you probably should. I wish I could have gone up to a double garage, worried that's going to affect my value.. but all the designs on my size lot with doubles had really wonky floor plans and the facades looked odd. Oh that's exciting! I will love to see them! I have a 12.5 frontage and I'm happy with that, I definitely think you made a great choice going to 10.5 because that gives you so much more options and you don't have to go double storey which would be a budget killer!! Wow that's fantastic!!! I love the bigger tiles, they just make the house look so much more luxurious and expensive I can't wait to do colour selections big nervous though with my expensive taste lol!! The noosa 20.. It also still has a flexi/media room which could be turned into a 4th bedroom if that's what someone wanted in the future.. That one definitely suits my budget more so I think that's the way I will probably go (originally I only wanted 3 beds but everyone tried to convince me to have 4). All comes down to $$ and being comfortable with my debt levels etc I think the single will be fine, especially if there are a lot of narrow lots around in the area, I know my area all the 10-11m lots have a single garage, so I think if it's a common thing people will expect it and not see it as an issue.. I'm on a pretty tight budget (like a 5k site cost change could bankrupt the whole thing XD).
Voila, floor plans! These are the amended plans, though I didn't make many changes to the original. Added the hallway door, changed the master bedroom window to two smaller windows (it's a west facing wall) and changed the laundry exit door to sliding. Oh and I moved the laundry internal door to be flush with the hallway, it was set back originally. Lastly I had the builder include the eaves to the front in the plan (they were in the quote, but I think they were forgotten in the plan). I most love the slightly larger entrance hall (Hallway table!), the two closets and the funny internal garage entry space, and the fact all the wet areas are to one side of the house. The left hand side is the north facing wall. So what do you think? I absolutely love the big tiles and I'm so excited that they are included. Though I would have to pay an upgrade for gloss, not sure if I want to though. Actually I've been really impressed with my builder and his inclusions so far. Just hope the build goes well. It would be cool if we started building at the same time! The entry is so nice and open, very inviting ️ the house uses it's space really well, I hate houses that have open areas with no use.. Like why bother having it there in the first place! The back room will be a great entertaining area and I like that it can be closed off if needed, you've done so well choosing the plans and with your alterations, very smart use of space and budget (I hear you with the budget pressures lol I'm trying to calculate how much I can save between now and June ) I think we will need the hand holding and the outlet to vent to someone who knows what we're going through, especially since we're both building alone! It makes it so much harder than having the second income... If I had that I wouldn't mind my expensive taste Personally I would prefer the matte tiles but that's just me, I love more rustic, eclectic designs rather than ultra modern.. So far I'm only paying to upgrade the carpet and kitchen cabinets (but still haven't done colour selections). Plus that doesn't include the things in my quote that were upgraded. Hehe, thanks! I really like the plans. I love the entrance way, will have some light. I'm hoping these few little changes give me an edge if I ever need to sell, since a lot of plans in this size have very tight hallways. I can't wait to get decoratiiing! Budgets are SO haard. Particularly as I don't quite understand what I need to pay, my broker keeps telling me it will be okay. As soon as I signed the land contract, I got a big unexpected tax bill, got told I have to get my wisdom teeth out, and the car battery died Murphy's law of course, soon as I can't afford it everything goes wrong! Oh well, will all be worth it when I have the keys in hand. Hi aloenyx, nice floor plan, I like smaller houses, not excessively large monstrosities. I see you mentioned passive design. For passive design you really want your living areas facing north, so they can be heated by northern winter sun (bedrooms can be cooler). Your living areas face east, so will get nice morning sunshine, but nothing after midday. I'd consider having a north facing window in the family room, so you get winter sunshine throughout the day. W facing bedrooms aren't ideal, as it's hard to blockout hot afternoon summertime sun. You may want to consider planting a tree in front of you master bedroom to shade the windows, using low-e or tinted glass, or awnings. More radical options might be to redesign the plan to have a minor bedroom to the W, if it is likely to be unoccupied. You garage takes up a fair portion of your northern aspect. Another radical overhaul would be to move the garage to the south. I was thinking of suggesting swapping it with the master, & adding a northern window, for winter sunlight. The problem with this is it would split your plumbing runs. At the moment your builder has all your plumbing areas together, which is very sensible, economically & environmentally. The other option is to totally flip the plan N-S, which shouldn't add to the cost. Though I'm not sure what would make better use of the Northern aspect, garage/minor bed/minor bed/family room, or master/ensuite/bathroom /laundry/kitchen/dining. I'd probably say the latter, though you don't normally want to waste your northern aspect on bathrooms etc. You may not be interested in such major changes, but thought I'd throw them out there just in case. I'd definitely recommend the northern window in the family room, investigating shading W facing windows & building as close as possible to the S boundary (to reduce winter shading problems for your N glazing). I literally have no choice now but to make do out of what the builder options are.. My inclusion options are good though because I chose the upgraded package from the start.. I'm going to go discuss my tender and look at the colour room (because it's where's my sales girl is luckily) so I'll get an idea of things.. I'm going to delete the flooring because the basic carpet is crap and I went to the same carpet supplier and they quoted me a cheaper price for much nicer carpet... I think if I didn't go to a major chain I might even get it cheaper again (the money is better in my pocket) I think the plans work really well and you have great taste so I think you will already have an edge ️ My bank is reluctant to give me the approvals while I'm so far out from the land settling... They have confirmed they're happy to lend the money based on my circumstances etc but I just have to wait a little longer into the new year and I can formalise it all (bit scary being not black and white approval) Oh no that's always the way though isn't it.. I'd say we will be in for a few more unexpected surprises along the way at least we can hold each other's hand lol I'd get the gutters to match your roof and pipes to match the paint - otherwise they become a feature.
