I joined the forum a few days ago as I was ploughing my way through the "Thing you Forget" sticky in preparation for our pre-start meeting. So I thought I would introduce myself and start a thread of our build. We signed up with RedInk back in June and we are building a version of The Ashby out in Lower Chittering near Perth, WA. We have made some alterations to the base design and these plans are currently at the drafting stage. So DH and I are spending most of our time considering all things pre-start at the moment. I am already surprised at how quickly you become obesessed with things like brick colour!! Hopefully this will be our forever house, so whilst we're hopefully not going to over spend too much, we want to future proof it as much as possible. Anyway with a bit of luck our floorplan should be showing below and any comments are welcome (although I think we have missed the opportunity to do anything drastic structurally!) I built with redink too . I dont know what stage you are at . Have you been to prestart . If it isnt too late see about extending your benchtop and cupboards in your bathroomd so you dont have that gap . Just a cleaning thought . Your plan looks great and I will look forward to seeing your selections. I'm with Melsie on the bathroom cupboards- those small spaces can be so difficult to keep clean. The other thing I would recommend if you have the room is to make your garage a bit wider. I am kicking myself about ours - being a first time builder and never having had a double garage, I assumed it fitted 2 vehicles comfortably. As long as you don't open the car doors once inside or you have 2 mini minors!!! Anyway just a thought if you hadn't considered this. My biggest bug bear so far! Good luck with everything. I must do abit more on posting how we're going --- or not going as the current case is --- is everyone in WA getting told their house is on hold and their bricks are just sitting on their slab for 5+ week because there "... is an industry wide brickies shortage" ????? The cynic in me is wondering of they are pushing out the time frame so they can say it's been going on for ages and then charge us another " cost movement charge" the last one was nearly $8,000. How is everyone else going????? I was of the understanding that once the slab goes down the builder has an obligation to complete the buid in a certain amount of time. We were charged an increase coz it took so long to organize contracts, prestart variations etc. Now it is in their best interest to get it finished asap. Good luck with yours. Is there a reason why you took the toilet in the ensuite out of its own room, instead of just running the bench and cupboards from the shower to the wc wall? Our plans are currently being drafted so I think we have missed the chance to do anything about the garage without getting charged extra. I'm kicking myself about it too Rache! I'm going to ask the question though. After reading the thread on things you forget, I was going to look into getting nib walls between the shower and the benchtops, but extending the cupboard might be a cheaper option. OH also noticed the gap round the bath. We have had an extra big bath put in but they have left a really small gap round 3 sides! Brilliant spot on the ensuite toilet wall Rache! I can't believe we missed it, just goes to show it doesn't matter how may times you go over these things you miss something!! It may be because we put the door on the en-suite, perhaps if there is a door into the toilet as well it would all be a bit crowded. I will add this to my ever growing list!! Perthgirl - when we were talking to builders initially we were told then of the Brickies shortage so I do think there are issues but I wouldn't expect to be charged for a delay you have no control over! I just hoping that by the time we get to that stage that there will be a few more brikies about! I find that some of our requirements are a bit different to the suburbs. Whereabouts are you building. We're on the Old Winery Estate. One question you might be able to help with - Are you having any soakwells at all or relying on the raintank catching most of the stormwater plus the natural drainage from the block (I'm guessing you're on a larger block like us?!). We're on a gentle slope and the house is at the back of the block so I'm hoping we don't have to bother with them. The siteworks are expensive enough as it is!! I added 350mm to the ensuite and moved walls across on the plan long after we signed the contracts. So you tell them what you want and they should be happy to oblige! The other thing I am agonising over is the laminated pantry. RI put the extra wide version in our plans but I have always had a hankering for a nice WIP. Doesn't have to be huge but am trying to figure out if we could put one in without ruining the feel of the kitchen, especially the island. I look forward to watching your house grow from the ground up. Yes there is a shortage of Brickies at the moment since the building industry has take off again since the GFC. Its not uncommon to wait 8 to 10 weeks at the moment from slab down to Brickies starting work.There also seems to be a lot more single brickies than teams as well so that also adds another week or 2 to the build time. Just make sure that bench goes all the way to the wall, and you have enough room either side of your island. I do like twiggywiggys idea too, but you would possibly have to change your front elevation to suit. Everything is possible, its what you are happy with that counts. As far as drainage goes, we've terraced a bit of the block and run sub soil drainage around the pad - we're on a slope to. Your pantry idea sounds good. We were lucky the top of our tank is lower than the ground level of the house so there is only a very short section that stays wet which I can drain. Our tank has been over flowing so a second tank might be a worthwhile investment - might be different if were living there and consuming water. Will wait and see.
