Three phase was also in the contract and that was 3.5k. The downlights were led and not included in the $6k variation that I mentioned earlier. All up our electrical variation was about 35k. Shambini did you have some budget set aside for those upgrades or were they a surprise? We have $10k to spend on electricals excluding pendants. We'll get M to do downlights and cabling for future proofing the house for home theatre, nbn etc. The hubby is in charge of electricals. It doesn't interest me in the slightest when they start talking cat 5 vs cat 6 data points, networking hub etc! I tried to tell him his $10k budget may be pulled back. The kitchen is the hub of the house so should take priority. He begs to differ haha Re: Metricon Hudson KDR in Ryde 84Sep 16, 2014 9:41 am We exceeded our electrical budget by about 4.5k but managed in come within budget overall. We had to cut quite a bit back on our Studio M appointment. My wife had planned on having special cutlery drawers in the kitchen and a timber veneer but the upgrades were just too high. I included cat 6 cables from all TVs back to under the staircase . I didn't include a hub. I also asked for conduits in walls behind TVs so that we can run hdmi cables. In terms of pre wiring etc, I included terminal points out the back for a future swimming pool and garden lighting. The ceiling fan to the patio was also reasonable at $400. I told M that our site ready (cleared and pegged) and they said to ensure that I constantly poison the site to manage weeds where they will be building. M didn't specifically tell us we had to weed the site but I had read from one of the Metricon blogs (can't remember which one but I think it was a Melbourne build) that M required a clean site before they go on site. That's why we are doing the demo as late as possible. It's booked for 3rd week of Oct but may see how we are tracking with DA approval etc. Re: Metricon Hudson KDR in Ryde 88Sep 16, 2014 10:58 am Shambini Sheilzy Shambini We include a Daikin unit in the contract and that was 19k. We have 3 ceiling fans included in the promo. Just as well, we don't have $1200 in the budget to splurge on fans! A lot of the items are actually quite reasonable but $20, $50 here and there start to add up fast! How much was the cutlery drawer? Re: Metricon Hudson KDR in Ryde 89Sep 16, 2014 12:10 pm Sounds like a good deal. Only promo they had in Adelaide was the Luxury upgrade which for 20k included stone, higher ceilings, better appliances etc. BLOG: http://www.ourphoenix38.blogspot.com.au H1 THREAD: viewtopic.php?f=31&t=70454 Re: Metricon Hudson KDR in Ryde 90Sep 16, 2014 12:31 pm Sheilzy Shambini Sheilzy were you aware that you have to weed your site prior to the start date? Tenant's moving out 1st week of Oct. You inspired me to try my luck selling on gumtree/eBay so allowing a couple of weeks before demo starts. Re electricity/telephone, the demo company will take care of the abolishment which is apparently quite straight forward. One less thing to worry about! Re: Metricon Hudson KDR in Ryde 92Sep 16, 2014 7:40 pm I'm building with Adelaide Designer Homes in, funnily enough, Adelaide. I think its worth the $2000. If you think you hate it now, you are sure to when its done. Raising the skirtings as well also makes the skirtings look better and not partially hidden by the floors. Watch out for any floor to ceiling windows as well that they get put in correctly. If you have gas, you need to get that abolished too. Even though it was already disconnected, still took 6 weeks to 'abolish'. Keep on top of weeds. Council wouldn't remove my rubbish once the house was demo'd. Do you have a thread I can stalk? Yes, I think we will pay the $2000 fee to have no scotia. "It is what it is" seems to be my motto lately. Thanks for all the tips. I will delegate the weeding to the hubby Re: Metricon Hudson KDR in Ryde 94Sep 16, 2014 9:13 pm Building the Dream I'm building with Adelaide Designer Homes in, funnily enough, Adelaide. Not removing your rubbish is pretty tuff and unfair given that you still pay the council rates. M will organise building approval after council approves the DA. Our CSC told me they will get a private certifier to approve the building application so should be a walk in the park compared to the lengthy DA process. Re: Metricon Hudson KDR in Ryde 100Sep 16, 2014 11:44 pm I'm not 100% sure if there will be a fee for getting another bin when we move back, I would expect so but it should be less than the refund. 3 5191 We were lucky in that our old house was so small (86 square metres) compared to the new house, they were able to take enough readings around the old backyard house before… 8 24717 The biggest challenge will be if you take out a loan and then run out of money - you'll have an incomplete security and lenders do not like this so you can get stuck.… 2 13456 |
