Update: It is useful for about the first 6 months from March to September 2015. After that, things went well and truly awry - hopefully your build doesn't match mine in that respect! Key pre-construction dates 20/09/13: Tender process commenced 25/05/14: Contract signed 13/08/14: DA approved 02/10/14: Demolition completed Construction Dates 04/03/15 Fence installed, site scraped and leveled. 06/03/15 Port-a-loo dropped off and fence locked. No works on site for the next couple of days. Site Establishment: Working days: 5 On site days: 2 11/03/15 Piering holes dug and concreted. Majority of slab formwork installed. 12/03/15 Underslab plumbing installed. 13/03/15 Plastic put down, foam pods and reinforcing placed. 16/03/15 Detailed formwork done incl setdowns etc. 17/03/15 Engineer inspection and formwork levels survey. 20/03/15 Slab poured. Slab left alone for 4 calendar days. 25/03/15 External stormwater and sewer drainage installed. No works for a couple of days Slab and drainage: Working days: 12 On site days: 7 27/03/15 Delivery - frames 30/03/15 Ground floor framing and 1st floor joists installed 01/04/15 1st floor flooring installed 02/04/15 1st floor wall frames erected 11/04/15 Aluminium windows and doors installed 17/04/15 Roof trusses 90% completed. The render is all over the front face and returns down each side to the first downpipe. Brickwork then on the other side of each downpipe and round to the back. You might be right though - I'll let you know what I think when I see it in situ when it's all finished! apologies mate ... i think it came across wrong .. .. was merely thinking about your comment on bricks chipping and showing a different color, so if you want it rendered or painted over flush would blend with your existing render (less prep work etc etc) .. noticed your timeline and slab curing time was only about 2 weeks. did you engage an independent inspector to check slab? Re: KDR with Sekisui - Sydney 225Apr 14, 2015 10:35 am No - you're fine Deluded. I knew you weren't being critical I take your point on painting the bricks, but it's unlikely we'll do that. If we do additional rendering down the track then I reckon the render will get into the joints. Of course, I could be completely wrong, but with the brickies already started, I'm putting this one into the "too late - we'll live with it" basket! With the slab, I did my own inspections on the reo and slab thicknesses. Also watched the pour to check for any issues with slump or the subbies adding too much water etc. They don't take individual cylinders away on every single job for destructive strength testing. The batch plants produce such consistent mixes these days that they only take a cylinder away every 30 or so house slabs, just to make sure it's all still ok. You get around 2/3 - 3/4 of the design strength of concrete in the first 7 days, so this is plenty for the purposes of putting up framework etc. My biggest concern was actually having the digger drive over it in order to dig out the drainage trenches at the back of the house, but it was 5 days later and the loads were spread over the caterpillar tracks, so it was all fine. Seeing as it is being rendered around that corner, it probably won't matter so much if the bricks are not quite perfect looking, so perhaps that's why they can do it this way. These days, most places (including ours) get a liquid sprayed around which then has to be redone every few years to ensure the house is still protected.
